Jon Howard - MaineLand Real Estate in Scarborough. It is his own business, he is extremely knowledgeable, hands-on, and goes above and beyond. Check out his reviews on Google, too. He helped me find a house before it even went on the market!

How much house can you afford? My recommendation for a $400K budget and a $2 million budget will be different agents.

Sarah Delisle at Portside is superb. Above and beyond. I’ve bought and sold properties in three states and her and her teams help buying two places— One in SoPo, one in western Maine—was the best.

Maggie Ellis at Townsend Real Estate is amazing! Incredibly helpful and very down to earth. I can’t say enough good things about her! And the home inspector she suggested was awesome too…worlds better than I had with my previous home inspection. https://townsendre.com/maggie-ellis/

Jason Dube at the Keller Williams office by Thompson's Point.
That man worked an absolute miracle for us. Our budget was small, especially for the time we bought, and our timeline was short. We were also young, first-time buyers. He was incredibly patient explaining everything to us, from the process to our loan structure.
We ran into an issue with the deed of the property and the number of lots the house was on, and our lender wasn't willing to work with that. It was looking like it would take a month or longer to sort that paperwork, and our seller was trying to dip out of the deal. I do not know what he did, but he got everything set and squared away in three days.
He also knows a good contractor who did our inspection, and it's been pinpoint accurate. We've been in the house for nearly two years and everything mentioned in the inspection has gone exactly the way the contractor predicted.

Brokers charge +/- 6%...that's 18k on a 300k house. Check out the Maine MLS, Zillow, and Realtor.com to get a feel for the market...work directly with the listing agency and negotiate their commission. After a relatively slow fall and winter, agencies can be flexible.

You haven’t been watching the Portland market huh
HIncand3nza t1_j9j92w7 wrote
Any market can stay hot if the transaction volume is well below the demand. If 10 people wanted to move to Millinocket a year, but only 3 houses within an hour were listed per year, you could have one of the hottest markets in the state.

That hasn’t been the case.

You’re getting downvoted by the realtors for questioning the insane fees. Bear in mind Portlands two industries are hospitality and real estate.
How come I can transact $100,000, even $1M on the stock market in .01 seconds for $0 commission, but have to pay someone who took a 40hr class $9k to fill out a template?
