Lived in Smethport on and off for a bit when my parents lived there. It is cheap but away from basically everything except state parks.

I loved Smethport’s “Mansion District” because you could get a sweet house for practically nothing.

But yeah, if you don’t like hiking/geocaching/cows, it’s a rough haul. We moved when we had our son so we could be near stuff.
