Sorry for the paywall but you get all you need to know from the 1st paragraph.

We have so much under our feet that the price could be zero except they need to make some money to pay off the loans they take out for the initial drilling costs.

Lots of residential pricing is locked in like PA has. So the price fluctuations on supply side doesnt matter, reflect in the price.
