Just Got a New Job in Lansdale Area- Any tips on the best apartments in the Gwynedd/Lansdale/NorthWales/Ambler areas or other locations close by public transit

I'm a 33F and just got a new job in the Lansdale area and will be starting in January. I'll be moving from New York without a car. I'm looking for a nice area somewhere close to the train/bus line. I've been looking on Zillow and trulia for apartments but wanted some more advice on where to look. I want to be able to get to my job in less than 40 min by public transit. My apartment has to have a washer/dryer in unit. My budget is $1,900/month. Looking for something modern.

I imagine living in Lansdale without a car will be difficult. There's a trainstation that'll take you to Philly but not much else.

Lansdale is very walkable and bikeable! There are a bunch of amenities in the borough that make going without a car doable.

I mean Lidl's on Main Street and just a 20 minute walk from the train station (just to use that as a marker of centrality here). It's all definitely doable depending on where OP works, if not everyone's ideal.

Lol I lived in harleysville so there was literally no busses out there. I always assumed the Lansdale busses were good.

I lived in Philly and then in bucks county for a few years. You COULD take the bus to get around, but trying to accomplish anything in a reasonable amount of time with ease would be impossible. The city is one thing, but not the burbs.

I mean I lived in Philly briefly and know how it is down there but grew up in harleysville and never had access to the busses and montco most people have cars anyways so again I figured septa was septa but I hear you. I'm up in NEPA now and I understand what you mean about getting anything done in a reasonable amount of time these busses out here you're lucky if they run hourly.

I highly recommend getting a car. It's the suburbs, you're going to have at least an annoying time trying to get around.

I lived in Lansdale for over 50 years. Can you tell me where you will be working and what complexes you are looking at? There are Septa buses that run through Lansdale. I know they go to the mall, the community college. Some nice complexes are Jacob Woods, Willowwyke, any rentals in Morgandale, Gwynedd Club. It will be hard to not have a car. You would need to have a place near a grocery store. I would be happy to talk or chat. Main Street apts are next to a grocery store and Jacob Woods is across from Aldi and walking distance to ShopRite. I wouldn’t want to walk it in the cold. Brookside Manor is okay but not near grocery store.

Figure out what transit gets you closest to work and go backwards from there. There's not really a lot of options for transit so without a car you're going to be very limited.

Have you considered the reverse commute angle? If you want carless living, center city is the way to go, and then hop the train to work. Your office complex is adjacent to a train, no? Otherwise, you're going to get very familiar with the uber drivers of greater Lansdale. Lansdale and vicinity are not built for carless living, and trying it will probably be really frustrating. Even getting lunch during the workday is likely going to require getting into a car.

You mean living in Philadelphia, right? Problem with the is the Philadelphia Wage Tax. This tax is imposed on anyone living or working in Philadelphia.

"The Earnings Tax is a tax on salaries, wages, commissions, and other compensation paid to a person who works or lives in Philadelphia.

You must pay the Earnings Tax if you are a:

If OP is coming from NYC, she will still be floored by how cheap the taxes in PA are, _even with_ the Philly Wage Tax... consider it a service fee for not having to keep a car, since that is basically what it is. Dumb to pay if you're going to have a car... but provides better options if you don't.

You’ll find plenty of options in your price range. I own several duplexes in Ambler and Lansdale and I get roughly on average $1900/mo for a 2 bedroom. No vacancies currently. I don’t know the apartment buildings too well, but both Ambler and Lansdale have revitalized downtowns, so I’m sure you’ll find something you like. Good luck

There's a fairly new apartment complex that was built right next to the Lansdale regional rail station. I'm not sure if the cost/amenities match what you want, but that area is reasonably walkable and you should be able to take the bus up and down Main Street to get to grocery and other shops. They're actually doing a lot to revitalize downtown Lansdale and there are now some really thriving businesses on Main/Broad Streets.

If you're looking to move farther away, I recommend checking out the Regional Rail route and find places along that. Doylestown is another great area to live in that's walkable and has a good downtown. It's only about 30 min by car so it may be similar by train.
