Hey I'm not delusional, and that's very harsh language. This was a shed comfortable .5/.5 that I cleared the way for a creative person to style as they wish. And, you are paying only $350,000 to have the incredible privilege of being minutes from Narragansett. Yeah, Narragansett; ever heard of it?

This actually reminds me of a place I looked at a while ago near URI. They had replaced the double garage doors with walls but never finished the garage and the realtor claimed that it allowed the next owners to do what they wanted with it… Wow so they could finish it or they could even make it a garage!

The land is probably worth $180k. Removing the existing structure would cost $10k, so $170k seems fair.

If you work remotely, Vermont is going to be an issue with internet access. According to the broadband locator, you’ve got mostly satellite or low speed wireless internet there.

We are spoiled in RI that way, which is the most connected state — every single address here has access to at least one high speed broadband provider. It’s one reason I live here.

I wouldn’t trust T-Mobile’s promised speeds, especially in rural Vermont. Their coverage maps are… “optimistic.”

Or at the very least I’d make an offer on the place contingent upon 5G actually working there.

They don’t have the proximity to a major city that we do with Boston, so there’s no spillover effect that keeps people employed the way we do.

To Europe yes, Burlington has good airlines too, it like flying out of PVD. Lake Champlain is absolutely beautiful too. Only draw back, it gets so much colder up there 🥶🥶🥶

It is fucking FREEZING up that far north. We visit the NEK area a lot, and it’s MUCH colder than here. Also, there’s no ocean and nowhere to work.

Edit: it is currently -13 f and 14mph winds in Alburgh for context

Not for $340k USD they're not! I just can't, can't, can't forgive myself for not pushing harder to buy a place about 8 years ago now that was in SK on 2 acres for 199k. If I could timetravel, I swear I would just buy real estate.
