We are moving to Western WA in a few months and really like the Mt Vernon area. We currently pay $1,700/mo to rent a 2 bed 1 bath house. We are hoping to find something similar in the Mt Vernon area, and can increase our budget up to $2K/mo for rent. Is it possible to rent a house for this price in the Mt Vernon area? Or will we have to settle for an apartment/condo until we can buy a house? Thanks! :)

If you can't find anything good in Mount Vernon, here are nearby towns to consider:

  • Burlington
  • Sedro-Woolley
  • Anacortes
  • Stanwood

If you are open to living outside of town, these are areas that come to mind (think small town, rural post office, or large neighborhood):

  • Big Lake
  • La Conner
  • Alger
  • Bow/Edison/Samish Island
  • Camano Island

All places I've listed here, if I'm not mistaken, are within a 30 minute drive of Mount Vernon, and each have their unique characteristics and pros/cons. Happy to give additional perspective on any of these areas if you DM me.

As others have mentioned already, lower cost rentals in Mount Vernon will likely be in town, closer to potential crime. Believe it or not, Mount Vernon has a quiet but prominent gang presence. Please don't let that be a dealbreaker, but know that it isn't an empty rumor.

As someone who lived in Mt Vernon for 5 years, I'd advise not living directly on laventure Rd, it's a mini hotbed of crime. Most of the rest of Mt Vernon is pretty safe though.

Good luck. Rented an 1 bed/1 bath apartment in Burlington for a few months back at the beginning of the year for $1800.

Also. Mt. Vernon has some not so nice places to live, which is likely where you are going to find the cheap rentals fyi.

Honestly, anywhere is Skagit valley will be almost impossible to stay within that budget house wise. Additionally, buying a house anywhere here is insane. Low inventory and insane prices. Both mt. Vernon and Burlington have gang issues so really Sus the locations.

Also La Conner majority is tribal land so you only buy the house and lease the property, so read the fine print.

Not sure about pricing, but I bought a house in sedro about a year ago and absolutely love it. We lived in mt Vernon prior to sedro and I feel it’s so much better here.

Mount vernon is adorable and worth looking in to. I love going up there. Yes it has some questionable areas but overall it’s beautiful and the people are kind. Good luck!

No, not anywhere you’d want to live. Laventure and west side are not good areas.

Highly doubtful for a house. Most houses around here are more than 2K or are pretty damn tiny. Sedro sometimes has less expensive housing. Even apartments can be tough to find for less than $1800/mo, especially if it has 2 or more bedrooms.

Mount Vernon is a pretty decent place to live. I lived there for five years and moved in early 2020 right in the beginning of covid. I got really lucky with renting a nice, top floor corner unit with lots of light for 635 a month in a nice-ish area. The landlord I had rents out several properties and was actually a decent landlord... never raised the rent in five years.

Not quite sure about a house? But I think if you looked around you might get lucky like I did and find a decent place within your budget in a nice area. As others have commented, I’d avoid Laventure and west side mount Vernon. Both are just dumpy areas. Some East/south parts of mount Vernon are really nice though, but probably all above 2k.

I don’t really like Burlington or Sedro-Woolley (I grew up in sedro) and it can get depressing as there’s not much to do and it’s usually cloudy when to the West (Mount Vernon, Anacortes etc) it is more sunny and bluer skies. I think mount Vernon is a great location because it’s super close to the freeway, it has more shopping options than sedro and Burlington (in my opinion). And it’s in close proximity to nice/cute places like LaConner Bayview etc. also has pretty good walk ability.

Also, I didn’t really experience any crime since I lived in mount Vernon as others have mentioned... yes I did sometimes see gross looking people/druggies walking around just like anywhere else. But living in Seattle/Seattle area is so different and obviously much more crime ridden so when I look back at Mount Vernon I guess I just see it that way? I see it as a nice small town.

Keep in mind that there's a big influence on the rental market from personal assigned to NAS Whitbey. Mt. Vernon is the closest "affordable" place to rent ofd the Island.

Mnt Vernon is an up and coming spot, you can find stuff there for 2k no problem but how long is another story. There is also the Monroe, LaConner area right next to it

Yeah I was thinking of something else. They do have great Mexican food in Mnt Vernon though, and the food coop there has really good sandwiches. It’s gonna be a popular place soon seeing as people live in Marysvile and work in Seattle

Haha totally agree about the co op sandwiches! Although they’ve gone up in price in the last year or so... used to be about 7 for a whole, now it’s around 13.
