Duvall has been nice
Duvall-Carnation-Snohomish area is very nice but hardly "affordable". 2BR houses go for 800-900k here. It's becoming Bellevue Lite.
Maybe in snojomish, we recently bought in Duvall and found it very affordable. There are some expensive homes definitely, but there are better bargains than almost anywhere on the eastside.
Damn, where are you finding your listings? Everything decent on Zillow is like 600k bare minimum in Duvall.

Mountlake terrace/shoreline bout 20 minutes from downtown without traffic 10-15 from northgate
White Center.
The further south you go the cheaper it gets.

Head East. Kittitas County is much less expensive than King County. It is 2 hours to downtown Seattle from Ellensburg, less than that from Cle Elum or Easton. But you do have to contend with the pass, which can be a problem in the winter if you absolutely have to get over.
