Me and my wife are looking to buy a house/apartment of minimum 1000 sqft with 2 bathrooms and have a budget of 700'000$.

We love Southie and Savin Hill because we like the proximity to the water, but they are too expensive. We also checked North Quincy and Winthrop, but they weren't as nice of areas as we would have hoped.

Considering that we have to commute to Copley square three times a week, where would you considering buying a house if you were us?

You can do well in JP. Orange line to back bay station and walk to copley. 700k is a lot for 1000 sqft

Agreed. Could even get 3 bedrooms in a new build/gut reno for 700k in JP.

Watertown has an express bus to Copley. Here's one example in your price range:

Realtor.com had a handful of listings under $700k. The one on Myrtle St is walking distance (a little over 10 minutes) to Watertown Yard bus depot, but there's also a parking lot at the bus depot.

I was going to suggest this area too. Good access to the river/ walking path, express bus and the little downtown there has some good places.

If they want a fixer and smaller home, like Nana's cape they she lived in for fifty years, they could get a single family home for $700k in Watertown.

This is a good suggestion. The East Watertown apartment I live in is valued around $700k. 1,200 sq ft, 2.5 bed, 2 bath.

Quiet/safe area, close to the Charles (big if you bike) and Arsenal Yards. Transit is ok: 15 min to Harvard, 40 min to Copley.

The house across the street from me in Roslindale sold recently for $750K and it was a 3 bed/2 bath 2000 sq foot house. The house 2 houses down sold for $535K and it's 3 bed/2 bath 1500 sq feet.

I think you can find what you're looking for in Roslindale, West Roxbury, Hyde Park or JP. You have easy access to the orange line to Back Bay in all of the aforementioned neighborhoods (Roz, W. Rox and HP by bus to Forest Hills) or you have the commuter rail to Back Bay from Roz or W. Rox, which is more expensive but faster, as an option as well.

Yeah, my wife and I moved to the area this year. Definitely doesn’t have the same charm as where we were in JP, but it’s super close to the T, a straight shot to downtown, and you’re also walking distance to the beach. That spot is on a hill so you don’t have to worry about getting flood insurance. Biggest drawback is the Logan air traffic. But with good windows it’s not that bad. Also there’s a bunch of development happening at Suffolk Downs so there’s more stuff coming to the neighborhood and property values are likely to benefit.

JP sounds like a great fit, and an easy commute to Copley via T or bus. You could comfortably do West Rox or Rozzie, too. Newton is tougher, plus in the ‘burbs. 100% do not recommend the western suburbs unless you want the “prestige” and have $$$ to spend.

I would look in Medford, Malden, Brighton, Watertown, JP, and Quincy. Maybe Newton, West Roxbury, or Roslindale, but I don't know real estate in those areas.

Try Wollaston in Quincy. Really good bang for your buck. North Quincy is more congested. There are many “tucked in” neighborhoods near Merrymount/Wollaston.

North Quincy is only 7 or 8 minutes longer by T than Savin Hill is to Downtown Boston/Cambridge and in my opinion, it is a very quiet and nice area that is also revitalising as well. Another bonus is that NQHS is said to be a very good high school. I visited Quincy a lot of times since I live in Cambridge, but, the disadvantage is it is not going to be as walkable or bikeable and is more auto dependant than JP, Savin Hill, or Southie. https://www.redfin.com/MA/Boston/70-Grampian-Way-02125/unit-3/home/11504452 Check out this house in Savin Hill. It fits your budget and plus, it is around 1200 sqft.

When you say Savin Hill do you mean just the actual hill or did you also look in the neighborhoods off Dot Ave north of Savin Hill Ave? They are nice neighborhoods and closer to JKF stop so you don’t have to wait for the Braintree redline. There’s some stuff in that budget around there. On Redfin right now is a 3/2 above 1k sq ft for 715k. Also has parking which is crazy.

Melrose and Malden are easily affordable at that price, and you can take a one seat ride via the Orange Line to Copley.
