We're looking for someone to take over our lease and move in March 1st. This unit is on the 38th floor, faces north and east and has great views of Manhattan. It's located at 90 Christopher Columbus right on top of the Grove Street PATH, making it super easy to get in and out of the city.

Both bedrooms have walk in closets and the master bedroom has a bathroom connected to it, the other bathroom connects to the living room.
Both bedrooms are big and have room for a bed and a desk to work from as you can see in the photos. The yellow bed cover is a king bed, the other is a queen.
The building has an outdoor pool, pool table, work areas, comes with 1 free gym membership at BASE gym (next door) and other amenities - check their website for more.
This is a heck of a deal as our lease is until March of 2024 and the market rate for our apartment is $5100 a month. The renewal will also be lower than market rate as it will depend on the length of the lease you signed. For example, when we renewed our lease our rent only went up $300.
You'll be responsible for paying our amenity fee that's already been paid through the end of our lease ($975), our $1000 transfer fee, $75 per person as an application to the building (you'll have to have proper credit and so on so they'll approve you), and reimbursing us for our deposit of $1500.
The apartment is in good shape with only superficial damage and we'll have it professionally cleaned prior to anyone moving in.
Go to the facebook listing and message me if you are interested. We can do showings of the apartment and building amenities after 6pm on weekdays and will schedule time on weekends by request for showings.

You cannot charge a prospective tenant any of the fees you've described. You are the one in the "begging" postion. I've never heard of a lease takeover where the prospective is expected re-imburse amenity, and ESPECIALLY should never be expected to reimburse tranfer fee or deposit. These are ridiculous asks.
Despite what others are saying (it doesn't matter what your opinion is of the insane downtown rental prices, below/above market is objective to existing rates at a location), you are correct that for the building and location in downtown, as well as floor level, (and Manhattan view) it is a decent deal. But no one will bite if you are asking for those fees to be paid. It leaves a bad taste. Also, don't know if you have noticed but rental rates have slowed and are decreasing slightly. Unfortunately you may have to offer lower in addition to not asking for anything but application fee.
