Westley Page was great for our corporate move when we came to town for a two-dat apartment hunting trip. Then we used him again three years later to buy a condo a few blocks away.
Highly recommend avoiding brokers for renting in JC. They typically all are just looking for a quick buck and don’t offer anything you can’t find yourself by doing a quick google search. Anyone who promises they can negotiate lower rent or concessions in this market is typically full of 💩

Another +1 to Lester. He's super real, told me about all the inside baseball of leasing in JC. He helped me narrow down my search really quickly because he was familiar with many of the properties I had looked at on Zillow and knew they didn't fit what I was looking for (lots of natural light), so that saved a lot of time. Then when it came time to apply, he advised me to go under asking by $150/mo and my offer was accepted. So Lester basically saved me $1800 on my year-long lease.

Absolutely loved working with Elicia and her Mom, Denise. We worked with Elicia for three different apartments - two rentals and one to buy and she was great. Not sure if she’s certified yet in NJ (she was in the process when we were buying a few years ago) so try Denise first.

Renting
To be honest, very, very few realtors offer anything different. They all have access to the same listings and having an "unlisted" apartment is frowned upon in the industry. So majority of realtors offer nothing of value to differentiate from others except for their professionalism. You can always negotiate commissions but the rule of thumb is to never enter an agreement with someone who wants a lower commission. In all, just pick whoever you like the most because most don't so anything different.

I had a great experience with Leilani Chin. She negotiated with my landlord to cover the broker fee and reduce security deposit to 1 month. May have been a fluke but it was awesome.
