I got a job in JC and am moving here. I’m in contact with a realtor who wants me to fill out an application on his site and then I guess he’ll send out my information to landlords on his end. He says it’s state law and the system is secure. Is this process custom?

Second question. On some listings I’ve expressed interest in there are no broker fees. What if I go with an apartment with no broker fee? What does my realtor get in return?

This is my first apartment so this is all new to me, so apologies if I sound like I don’t know what I’m talking about.

The person is BS ing you. The realtor always gets paid either from the renter or from the apartment owner.

That could mean that the landlord is paying…so not necessary that you’re getting scammed. Need more details

Scam. You should apply for each apartment separately. Some landlords use a different system, etc. Also it it is a "no fee" to you apartment usually the landlord will pay....realtors don't work for free.
