My husband and I have been (voluntarily) relocated by his company and we've got the option of moving in to a corner unit in either Haus25 or Vantage. Does anyone have any opinions on either building? Thanks in advance.

Location is a prime reason to draw conclusions, which is why I decided on moving into haus25, either way welcome to Jersey City!

We are saving for a car so location is one of the biggest factors (although hard to judge when you've never been to JC). Will keep this in mind.

Side note: Read as much as you can in this subreddit, Facebook and Nextdoor about what it is like to own a car in Jersey City. You may decide you don't need or want one!

Haus 25. Easy access to many restaurants near Grove street PATH station.

In comparison, Vantage is a bit far from the station.

I've lived in both, Vantage for ~4 years, and Haus25 for a few months.

Vantage Pros:

  1. Community is better
  2. Quieter/family-oriented area
  3. Good maintenance (fast, and efficient)
  4. Generally good management

Vantage Cons:

  1. Overpriced for an older building (probably negotiable if you're signing upfront) -- applicable to Vantage 1 only
  2. Many amenities are getting pretty... worn.
  3. Elevators are almost always down
  4. Took forever to respond to lantern bug infestation
  5. Garage car break-ins are a common theme

Haus25 Pros:

  1. Newer building, newer amenities
  2. Great location (closer to PATH and restaurants)
  3. More amenities (gym is actually useable, common workspaces are more functional and open, lots of space)
  4. Very clean (always people cleaning every morning)
  5. Maintenance and management are great

Haus25 Cons:

  1. Community is lackluster/non-diverse, reminds me of newport
  2. Extremely pricey (2nd highest in DTJC)
  3. Most amenities are rented out all the time (the # of residences is more than vantage)

If you're willing to shell out the $$$, I'd say Haus25 is a better building. It's managed by Veris whom also manages Vyv building. My experience so far here has been pretty good. Happy to answer any additional questions.

Thanks for taking the time to write this, I really appreciate it. I think we're leaning more and more towards Haus25 as location and amenities appeal to us, hope you don't mind if I DM you a couple of questions if we're successful with the application!

The vantages second tower finished this year. I would not classify it as an old building

Sure, which is why I had a note that it's applicable to Vantage 1 only. Vantage 1 is about 5 years old... the rent for Vantage 1 was commanding prices comparable to brand new buildings in the area.

Haus25 if you need to be close to PATH, Vantage if you want to be a bit further away from things but still a relatively quick walk/bike to wherever you need to go (plus, Light Rail but the Marin Blvd stop right there was non functional today so maybe not that). I live on the next block and the front mini park in front of Haus is stunning - they did seemingly have some issues with the fire alarms going off but haven’t heard it in a while.

I don’t live in either but I am more concerned about Haus25 because 1) it’s new and 2) the company that owns it owns other apartments in JC that has bad reviews about management (BLVD and Liberty Towers). I’ve heard good things about Vantage and it’s on the quieter side so I’d lean more towards that.

It’s all about what you’re looking for though in amenities and what’s around you. I’d imagine a corner unit in either place will be a better experience than not having a corner unit and living between people. I’m also overly cautious in general though because I’m not the biggest fan of high rises so I’m biased

Haus is owned by Veris. I live in another Veris property which told me that rents might go up about 6% when I renew in 18 months.They went up 19%.

Never move into an apartment where you cannot choose your own ISP provider, and are stuck with whatever agreement the landlord gets a kickback for.

ESPECIALLY if you work from home, or use the internet at all.

I’d say the vantage as long as you get a view of the bay. house 25 is just okay in my opinion
