Hi everyone, I was approved for an apartment today with Jasco management companies. I was excited, but the reviews are abysmal, as are the past Reddit posts are about them (the fee they charge for applying should have been my red flag). That being said, management companies are notoriously bad in general. And of course, unhappy tenants are always the most vocal.

Curious if anyone here currently rents or has rented with them? The place is in Journal Square (SO close the the path) and the price is amazing, but given the reviews, it now feels like there has to be some horrible catch. My current place is bad enough and I hate to move to an even worse place.

Would love some insight!

(Any recs for good management companies?)

I currently rent and I’m leaving once the lease ends. I have more of a problem with the building, which is a learning lesson in itself, than with the management. Yeah, it’s like pulling teeth but eventually they help out, though not as fast as you’d want them to. Not enough for me to stay as a tenant. Overall, avoid at all costs.

To keep it short we had a lot of pest control issues which is normal in any big building, so I can’t fault it but the way management handled it was frustrating. I just have really rowdy neighbors, a disgusting laundry room, and construction below my unit that went on for 6 months. One positive that came out is I know what to look out for next time I’m looking at apartments. I was in a rush to move last year so thats why I applied. You live and you learn!

Makes sense. Thank you! It’s honestly hard to tell whether or not Jasco might even be an improvement. We’ve had rodents and flooding, have a broken mailbox, our buzzer is busted/not repairable (landlord told me to buy a wireless doorbell). The apartment itself is also really ugly (I was also in a rush to move). Honestly I’m real torn. I pay dirt cheap rent and love my neighborhood (live in the heights), but it’s a pain to get to and from the city (which I do all the time!).

Appreciate your honest take on it!

Moving all around is tough! But I believe it would be so great in the long run to not deal with constant issue after issue—though it’s a gamble overall to find out whether an apartment is good or not, Jasco has a reputation for being…the worst. Even exterminators have said their buildings are terrible and gross!

I live in the Heights and am near Hoboken so I walk to the Congress St light rail to get to the path. Not a bad commute at all, plus there’s bus stops around. Maybe look around the Central Ave/Palisade Ave area?

They are a huge company and own a lot of property and have more than 2000 units in jersey city ... they have a very strict guidelines of who they accept as tenants... they dont like it when you know your rights and let them know when they are in the wrong... they go for profit and cheap fixes woth horrible maintenance guys

First time living downtown years ago was with them. Super never showed up after saying he would, then stopped responded at all, so I had to call the emergency number every damn time.

Bigger issue was when the heat didn't work. They sent their guy who put his hand on the bare pipe and said, "It's working fine." I sealed up everything, including all the gaps in the floor. Still no heat. Called the city multiple times and they fined Jasco a month's worth of rent for all the times they showed up and my heat wasn't working. Management called and yelled at me because "this is the first time we've heard of this problem!" They sent another guy who found that the heat hadn't worked in years because the pipe was completely blocked.

I lived in a Jasco building for a few years. I loved the apartment but hated the building. Jasco are slumlords that do not reinvest in their buildings. They do the bare minimum.

Where in journal square? A few months ago there was a jasco horror story from journal square. Don’t remember all the details but something about tons of rats in the laundry room

Jones street. Was told there is no laundry on the premise.

OK, well then I think you're avoiding the nightmare building. I'd just go in knowing that any requests from the mgmt company will probably be ignored. My friend was in a jasco building and the only way to get things repaired was to file complaints with the city. But if the spot seems solid, go for it!
