Hi, I have a great unit in downtown Jersey City - its walking distance from Grove Street Path & Exchange Place Path, as well as the Waterfront. Rent is very affordable for the neighborhood. I have to move back home unexpectedly and give up my lease ASAP - my landlord isn't tech savvy and has only posted on craigslist so I wanted to repost here as well. Please contact him for more info or message me. Also, its unit 3 (so the third unit from the ground floor up--but only one flight of stairs up from the main entrance floor)

Guys - this is what affordable housing looks like. There’s only 1 unit cheaper in the entire downtown on Zillow, and it’s a studio.

THANK YOU lol. i was actually thinking, the people being critical have clearly neverrrr done a simple online search of housing in paulus hook/downtown before bc even 1700 at this point is getting to be unheard of for this area. yeah, there's def nicer places out here but be prepared to throw down at least three hundred more per month at a minimum then

Ya housing in NY / NJ is a function of when the lease was signed (i.e signed a rent stabilized lease is 1985). Signing a new lease is a different game entirely. There’s lot of survivorship bias online in comparing apartments, I’m sure someone can chime and talk about how great a deal they got.

This is probably underpriced if anything, someone could rent the apartment and spend a weekend painting and $500 on some basic upgrades like cabinet handles, fixtures and toilet seat then be left with a great place.

Imagine the landlord takes a look at this thread, spends $2k on paint and some touch ups and re-lists it for $2200/mo, you'll have more people criticizing them. This is price is incredible for its location!

Yea. It looks dated due to some curtains and paint mostly. You could fix that for super cheap.

Budget “Luxury Vinyl Flooring” would also possibly be very worthwhile of an investment cost:value wise.

Only a few cosmetic tweaks needed to get a few hundred extra per month.

oh also, in re the decor: i removed the valances when i moved in and gave them to the landlord. if you end up scheduling a viewing and he decides to rent to you, just tell him you don't want him to put the valances back on if you find them hideous (as i did lol)

Awful taste in decor on the landlord's part (although the valances are kinda... charming I guess?) Absolutely great price tho. You'll 100% get someone. Right across the street from the park? 4 blocks from the path? 2022? Hell of a deal, all things considered.

thats definitely true. the landlord is a very sweet, very old man though, who is aware the place is a bit outdated but since I don't think he's as active in investing in his properties as much as someone younger might be, he keeps rent low accordingly (consistently too). 2 of the other 3 units are long term (15-20 + years) renters and he has only raised rent on occasion and not by much. i always say, you gotta pick your poison to live in this neighborhood lol

I feel like I blow people's minds when I tell them...it's okay to invest a little money to make the place you plan on living in just a little nicer. Even if you're renting. When I moved into my place I spent about $500 and a weekend to fix the place up. I painted the whole apartment a nicer shade of white so it wasn't just landlord primer, redid all the caulking in the bathroom and fixed/touched up a bunch of trim and doors, repainted the radiators, sanded and painted the window sills, replaced a couple light fixtures and all the old switch and outlet covers. Even put in a new kitchen sink faucet and shower head cause having nice faucets is like, one of the best $50 you'll ever spend.

I don't know, the apartment was in fine shape when I got it, definitely wouldn't have expected the landlord to make the fixes and upgrades I did. But $500, a case of beer and a long weekend and my apartment looks way nicer then it did when I moved in.
