S&S Roofing. Seymond is not a slick guy with color brochures like Capitol, but he pointed out that the parapets that Capital told me they'd wrap the roof over were actually crumbling and needed rebuilding. He took his knife and plunged it to the hilt in the mortar! He looks at the big picture not just slapping a roof on.

Yes use Imperial as they are in business to do business.

The scum at Capitol will make you sign a contract with a binding arbitration clause that keeps them out of court if any issues arise and you're forced to use their arbitrator i.e. they are scumbags.

I chose Imperial/Mike out of 3 contractors to do a new roof last year and was satisfied with the price and process. However, we had talked about potential but non-critical repairs on some roof-adjacent parts, and when I followed up after winter, it was back and forth for months trying to get an appointment, having it scheduled and missed and "we'll try to stop by" and "we'll get back to you" and my following up multiple times. They might have been booked up with other more desirable work and didn't want to take it on. I would have appreciated them being up front with that instead of leaving me with a negative impression of the business/service.

Something I wish I had personally researched better was the fact that new roof installation can be tax exempt: https://www.nj.gov/treasury/taxation/sales_use_tax_FAQ.shtml

S&S did a sloppy job on some roof repairs for our building. We recently redid the whole flat roof and went with Baran. They took the roof down 6 or more (I don’t remember) layers, did some repairs to the deck and then relayed. They were efficient and broadly well done. We chose them over capitol after having both come and quote.

I had a bad experience with s&s where they were asked to fix a flat roof and couldn’t find the source of the leak. One night a literal flood came through the roof while he was working on the job and he never called us back. The issue was too big for him to handle and instead of stating this he just never returned the call and we had to find another contractor to finish the work. I also had just had a baby, so this was incredibly stressful. I would personally not recommend but maybe for a smaller job he would be okay.

We used UBL because it was clear from their videos (and later confirmed in person) how much pride they took in their work. They're transparent about the whole process and also really fun and friendly people. They were upfront about it being a pricey job, but I knew they weren't taking shortcuts or throwing band-aids on things (like the previous two roofers did).
