My current lease has it, and when I asked couple of other management companies, they said they don't allow sublets as well. NY city (and the state as well?) seem to have stricter laws saying that the landlord cannot say no to subletting, unless they have a good reason (https://caretaker.com/learn/sublets/local-laws-in-new-york).

Yeah, that’s pretty standard. I think it is even in the New Jersey Realtors boilerplate lease. So if you’re a small landlord who doesn’t want to hire a lawyer to write your lease, the stock one you get from your realtor will probably contain that langauge.
