Yeah, that’s pretty standard. I think it is even in the New Jersey Realtors boilerplate lease. So if you’re a small landlord who doesn’t want to hire a lawyer to write your lease, the stock one you get from your realtor will probably contain that langauge.

What does NY law have to do with Jersey City? You realize it’s a different state right?

No landlord is going to allow subletting without prior permission. It would only create problems for them

right, I understand that. Since we can arguably say that Jersey City is part of the same wider metropolitan area, I was wondering if Jersey City has adopted any similar pro-tenant policies.

Prior permission is okay, but in NYC, landlords have to particularly say explicit circumstances to say no to subletting.

Yeah it's kind of the point of a lease. If tenants could sublet, then not much point in having a lease. Landlords generally what stability in turnover, and a lease is exactly for this.

Yeah, I don’t blame the landlords one bit for inserting this clause. They are leasing to YOU and YOU are responsible for making all the payments.

If something happens, contact the landlord and see if there is a way to negotiate an early termination. They might let you out of the lease if you pay them something less than the full amount of the payments, but they aren’t required to.

Yes. Most landlords like to have control over who is living in their buildings.
