Hey New Hampshire people,

I bought a home in Manchester about 4 years ago and since then the home value has increased drastically. I know in the long term it doesn't make sense, but I want to sell my house and use that money towards student loans / a future down payment. Just sorta preparing for the market crash and it seems like a good idea to dump the house now.

Because I expected to have this home for a long time, I have a wonderful little Husky. As many renters know, I'm kinda screwed with a "restricted" breed. Does anyone know of apartments that allow all breeds? I'm looking to live within a 45 minute drive of Nashua but even then it seems really hard to find a place. My price range is nothing over $2,000 UNLESS it includes all utilities.

Any and all anecdotal experiences are welcome!

seriously. keep the house! The market has already turned down, you are not going to cash out as much as you think, I'd guess. Mortgage is cheaper than rent and you build equity. At the very least keep it and rent it out.

Don’t own a husky in an apartment, it’s a pretty shitty thing to do to both your neighbors and your dog.

It’s pretty cruel to keep a dog like that cooped up all day and borderline abuse. Regardless of if you believe you can “take it out enough” they need area and territory to roam so unless you willing to drive and take your dog out for extended periods of time. You’re going to end up with a destroyed apartment that you’re on the hook for, and neighbors that hate you for having to deal with a neglected loud dog all day.

Please reconsider, and maybe find a place to rent in a more rural area. I don’t mean to be rude, so please don’t take it that way. It’s a very poor decision to make for both you and the dogs well being, also, if your dog fucks up the apartment (which it most likely will) you will not be able to rent anywhere that requires references, because your previous landlord/company will rat you out ASAP.

As a side note, many breeders and shelters will not allow huskys or other large energetic breeds to be adopted to people in apartments.

I appreciate your concern but my husky is perfectly fine with his life style. I work from home you piece of shit and provide ample physical activity for the dog. He's been trained properly and doesn't bark, I had to train him to bark in fact. He doesn't destroy my property and he lives in harmony with my cat.

On top of that I have him on a waiting list for a dog daycare 3 days a week to give myself a reprieve during my workday

You can’t afford the responsibility of the dog you have. The sooner you come to grips with that the happier you’ll be. Don’t come at me because you don’t have a realistic expectation of the responsibilities you signed up for.

If it was me I'd absolutely stand pat. Timing the market is a risky game that has burned many very smart people. You have a good thing going in having a place in which you can have a breed most landlords consider dangerous. You're also already building equity in your current place.

I understand that, I'm not going too deep into my situation but I'm facing other financial hardships. My wife died 5 months ago and I can't afford what I have as it was a two income purchase. It's a mix of money and emotional need to leave.

The op reads like the situation my friend found himself in.

He bought 6 years ago for $275k and did maybe $20k in improvements. A few months ago he found out (kind of by accident) that it was worth $535k so he jumped on the chance to sell. Now he’s renting and will wait until the crash to buy again and he’ll have way more money when he does it.

Very risky proposition trying to play the market as u/Peeeculiar said. Real estate crashes are not universal. Around major cities they tend to be dampened. Southern NH/Boston area may not really crash, even if a lot of other places in the country do. Even in 2008 there was not that much of a crash in local prices. With more people wanting to move to NH, more work from home, and inflation going nuts, I really can't see home prices going down all that much. I'd have to say your friend may very well be regretting his decision in a few years.

Twin Ponds Nashua NH accepts all dog breeds and their prices reflect that for sure. Every year without fail rent has increased about $100, less if you have been there for consecutive years.

Right off Rt 3 exit 1 in Nashua going away from Daniel Webster highway, there are apartments that welcome all breads. I have no idea of the name or price point though. Good luck.

If it were me, I'd think about downsizing to a more affordable house to own. I'd even consider a trailer in a park, but that's me.

If I was going to rent, then I'd look for a ma and pa landlord rather than a huge corporation. Likely less rules and more likely to work with you. I'm thinking of a person or couple that has one unit to rent. Or- one side of their duplex. Or- renting out the "mother in law" apt etc

State Farm Insurance has no breed restrictions for tenants. Not exactly something you can set as a filter when looking for apartments though...
