So 10 months ago my wife and I started renting a condo in the Upper Valley. When we toured the condo we told the owner we would need to rent it for 16 months as my wife is finishing her medical residency and will be done end of June. We told the owner we would be willing to sign a 16 month lease or a 12 month lease and then go month to month from there (my own stupidity here)

Well the owner said let's do 12 months and then go month to month, the owner didn't hide why he wanted to do it that way, told us our rent would raise 200 bucks a month when we went month to month, whatever, we agreed

Well now landlord is telling me he is selling the condo when our lease is up. I haven't talked to him in depth of why or anything but he sent me a text that he will be selling it when our lease is up and that he has a very interested buyer that he will be showing the condo this week to the interested buyer

So now if he does sell and we are forced to move out March 1st which is seeming most likely, well we will still need housing for 4 more months

We are moving across the country as my wife has a job lined up for August 1st, so we know exactly where we will be moving when she finishes her residency

Well what would be our best course of action?

So far what I'm thinking is I rent a Uhaul and load it up with all of our stuff end of February and drive it all across country to the town we are moving to and renting a storage unit until we move there to store all our belongings. At least that way all of our stuff will be there waiting for us

Then we find a short term furnished rental for the last 4 months here

Does this seem like it would work best?

My husband does contract work in the nuclear industry and this is how we have done it on multiple moves to multiple states. Sometimes and extended stay hotel to settle in when you land., they usually have a fridge and stove. We also found it helps to offer a little over the monthly rental price per month in exchange for the short lease. The fact of the dedication to studies would also be a positive to renters: probably not partying much and shows willingness to work hard. People like to help people .You are on the right track. Good luck! Short term and long term rentals are always in very high demand due to dwindling supply here in the Upper Valley.

Might be worth trying to negotiate further with current landlord for those extra 4 months rather than pay significantly more for other short term options, of which, you may not find.

If you have the time and can afford a bigger truck, pack everything in home depot storage bins, and label and inventory them. Then you will know where everything is and be able to access anything you need until you find a new place.

Anything electronic should go into climate controlled storage.

The property owner isn’t kind of or otherwise screwing you. Sure, it isn’t the situation you wanted. But you will be fine.

To fill the gap check with DH's Housing Relocation services. They have short term rentals that are reasonable.

Check furnished finder. It's fully furnished, short-term rentals meant for travel nursing, but I haven't had any trouble using it as not a nurse

As much as I hate to say it… let him evict you. It will take AT LEAST a few months for him to go thru the legal process Just keep telling him when you will be out

I hate to say this but I was leaning on this but idk how the process works in NH, I know some states it's a lot harder and takes a lot longer than others

Does it really take a few months to evict someone in NH?

The fastest way to evict in NH is for nonpayment of rent and that is almost a couple months from start to finish. Any other reason takes longer. He may sell if he wants but don’t forget this is your home in a very very tight rental market. Just keep telling him you cant move ( but make sure you keep paying your rent)

You may not be able to say but the landlord did say I can go month to month if he doesn't sell the condo by March 1st but that he can't guarantee how long I will be able to stay (I told him I'm moving across country in June)

What I'm worried about is if he sells but the sell falls through because I refuse to move out because my wife and I have no where to go, can the landlord sue us for the sale not going through?

Regarding shipping your stuff, look at different shipping options than UHaul (they are the most expensive). There are a few companies that will drop off a box in your driveway that you fill, and they ship to the new location, or they can hold it in their warehouse until you need it (U Ship It, I think, and ABF does shipping, you "rent" part of a truck and then they fill it with other crap, 8-00 Pack Rat is another similar company). I used both for moves and saved money. Buy cardboard boxes at home depot / lowes. Get the insurance for sure.
