The really sad thing is that lone house. That's beach-block, ocean-front property in the most densely populated state in the union. The rest of the towns on the island, Ventnor, Margate, and Longport are experiencing a building boom. They're squeezing in development to the point of bursting. They're tearing down existing houses to build bigger, more expensive houses.

In Atlantic City, you have multiple blocks on the ocean-front that look like this, or worse.

That part of the Inlet fell victim to some 1960’s urban planner’s urban renewal program, which was popular in midcentury America, and razed a lot of the buildings there clearing the land in the hopes that investors would come in and build on fresh lots.

Not unless they get rid of the casinos and try something else that makes sense. Online betting. Parx. Sands. Sugar house. There's no reason for anyone to make the trek to AC. If no one wants to move in it may just end up completely abandoned

The best blackjack I've seen in the USA is in Atlantic City. Bally's and Ocean both have excellent tables that stay on soft 17 and have surrender. Lowest house edge I've seen anywhere for blackjack.

That said, those kinds of table only attract low-edge players, and don't make them a lot of money. There's not a big difference for slot players between playing in a casino and playing on their phone, except perhaps free drinks.

Everyone loves Tony Baloney's and Kelsey and Kim's! The boardwalk finally connects all the way to Gardner's Basin! Free parking everywhere! It's totally the next place that's gonna blow up.

The real issue is getting to AC from North Jersey/NYC. If there was a relatively fast and affordable option(like a true express train / high speed rail), I think AC would prosper. It’s just too far for shorter trips.

There used to be an express train that left from Metropark and Newark for AC, but it didn't last long. It was great, and even offered snacks on board!

LOL. I keep seeing this same photo with the same house. Imagine being the home owner. I would say this is the most famous house in AC - maybe in all of Jersey at this point - No joke. I seen so many pictures of this same house that I compare this photo to the row of victorians in San Francisco (the one in the Full House opening and much more)

You probably shouldn't be! It's not a particularly rough neighborhood and there's nothing around it. Big empty lots right next the casino isn't the best place to commit crimes. Those blocks are filled with surfers and rando beach goers during the summer.

But also: yea... I sure as shit would never rent an an airbnb or whatever that looks like that. haha

Downtown Atlantic City, especially in the winter, is just one big liminal space. Shiny glossy high rises placed right next to small two story houses like the one in this picture and sleepy corner stores. I felt a strange and eerie feeling when I was there last in Nov 2021

The city has bad press because it has no real PR strategy. Some years back there was that Canadian couple that got stabbed. Was national news for a couple weeks. That same week there was a shoot out RIGHT ON THE STRIP in Vegas. 2 biker gangs, over 50 shooters. Mentioned once on the nightly news then silence.

The problem with Atlantic City is the high taxes. Co-worker of mine had a small 800sqf house in the Venice Park section of town, his taxes were close to my 1300sqf home in Northfield.

Instead of siphoning off all the taxes out of the city, NJ should allow AC to drop the property taxes to minimal and people will move back.

I'm certainly no expert on property taxes, but it's not absurd that a house on the island has higher property taxes.

There's also a ton of other reasons why property taxes vary. Look at a place like Longport. Obviously, it's a very affluent area but their tax rates are some of the lowest around. Then look at places like Egg Harbor City & Absecon. They have higher property taxes than Galloway.

Yea, I grew up in Ocean City, the 1400sqf house I grew up in still stands, but is worth close to half a million now. It sits on 1/4 of an acre with a two car garage. My little house in Northfield has less than half the property and no garage. My taxes are more than twice what my growing up house pays.

I think this photo was taken near the lighthouse facing south. That should be the Ocean casino in the background with the hard rock behind it.

Anyway. The town recently auctioned a ton of residential lots at that exact spot. Two or three blocks worth. Both sides of the street. Some of the lots were staring at around $15k when I had called in but the individual on the phone said they were rejiggering the starting prices.

Those lots (and that single house) are about as ocean front as you can get. Right behind the sand dune. Can’t come close to buying anything oceanfront at those prices anywhere in NJ.

Or…. Someone could’ve bought the footprint equivalent of an entire casino on auction day. These types of opportunities do not exist anywhere else in Nj

But. This is Atlantic City. City has been and remains in shambles even tho it’s got a ton of income and visitors and is surrounded by some very wealthy cities.

Ocean tends to disappear a lot, even on a bright sunny day.

During airshow week, pilots are briefed that they need to make sure they say over the water when heading towards the show box because Ocean's windows blend in with the sky so well it becomes almost invisible from the air.
