What’s your recommendation for affordable rent in the vicinity of north Jersey (up to 1.5 hour commute)?
I have owned since 2013 and the towns with affordable rent are not affordable at all these days.

Princeton junction is less than 90 minutes depending on where you're going and the train you take

best bet is find a more WFH friendly job or a job outside of NYC and find a place with cheaper rent
