Yeah, you need to go directly to the lessor. These predatory brokers are awful. I was renting out an apartment and even though my listing said "No Brokers" multiple times these sleazebags would not stop emailing me to see if they could rep the apartment and charge people a small fortune for being the middleman. I detest them.

Don't go to a broker and avoid broker only listings. There are definitely some.

I haver had brokers tell me 15 percent. I have never been in a rental market that charges a broker's fee.

In my experience, 15% is the “standard,” but seeming only exists so you can negotiate down to 1 month rent.

I know plenty of brokers who won't let you get anywhere near getting the apartment for less than 15%> regardless of the tenant's situation

Got a 1BR in Midwood Brooklyn area. Only 3 blocks or so from the Q/B train. $2k if you’re interested.

Been trying to stay away from working with brokers.

Ex real estate agent here. When you find an Apartment you like, make sure you google the address if it’s there. It might not be exclusive to that broker which means you might be able to find it w.o a broker fee ( look for the management company and see if they offer no fee apartments). However if it is exclusive to that broker, you most likely will not be able to avoid the broker fee. 😢

Landlord here! I have some rentals in Astoria. Only 3.5k/month and no broker fee. Pet rent is 300/month for cats or 150/month for fish. No hipsters allowed in my units. DM if interested.

That LLC guy is a troll account.

However, "added rent" in the form of "pet rent" is not illegal.

It's a way to skirt around added deposits for pads.
