We retained Bootay & Bevington and they were fantastic. Worth a call for sure.
TIL there's a lawyer with the last name BOOTAY.
Is there a cut off date by which this needs to be appealed

I was just asking if they knew of a timeline .
A lawyer will do a free consultation
The CLR (Common Level Ratio) for Allegheny County has been lowered significantly to 63.5% for 2022 and 63.6% for 2023. This means that the property assessment should be approximately 64% of the current market value of the property.
Your tax assessment of 65% seems very fair considering it is a brand new home. I doubt it is worth appealing to get that extra 1 percent off, to be honest.
Thank you. I love this community
Why would you assume an assessment at 65% of the actual purchase price is too high?
I haven't assumed, which is why I asked if this is a norm . I have heard people mention about the county increasing taxes and I just wanted to know if we need to act on it. Also, we have been getting mailers from lawyers , so mostly curious
The base year for assessments is 2012 so they have an adjustment called the Common Level Ratio to account for inflation. It is currently 63.6% so they multiply the purchase price by that percentage to get an estimate of the property value in 2012.
If anything you should be paying taxes on 100% of the purchase price. I bet you complain about people paying their fair share, yet you won’t.
Nobody pays 100% because the assessments are equalizes to a bae year of 2012 and there is an annual adjustment for inflation called the common level ratio. There is a lawsuit over how to calculate the CLR because the county has been purposely submitting biased data. The county says house prices have only increased 19% or 2% a year since 2012 which is absurd and the judge set the ratio at a more accurate 63% or about 4% a year since 2012
And what I’m saying is it’s hypocritical to try and reduce your taxes if you’re the type of person who bitches about others lowering theirs
