Hey guys, sorry if this question has been asked but I can't seem to find a good answer.

I'm looking to move to the east side, fox point/wayland, and I'm looking for a 2bed apartment. We have a budget of around $2800. When do the June rentals usually start to get posted?

We have been looking for around 1-2 months and choices have been slim. Is there a time when all the student rentals tend to be posted? I know it's still 2 months out from June, but was wondering when a good time to start looking or should we just jump on one that we aren't huge on just to get it? Trying to figure out if we are early or late lol

It's disgusting. It's especially insulting when you see that the building was purchased for like 350k, so there's rarely a reason other than greed to pull this (unless it's someone newly buying w. high interest/totally gutted and rebuilt).

Meanwhile, I know an equal amount of landlords who are also horrified and choose not to squeeze their tenants(my own living situations included). Hoping you find yourself in a similar spot.

I will say these "3k a month 800+ credit score" listings get absolutely ripped to shreds by the community on Nextdoor for being opportunistic. I've never seen a group of people here turn more quickly on a post lol.

We’re waiting to get priced out of friggen Woonsocket at this point. Downstairs neighbors rent went up $500 and the landlord is splitting the gas bill between the units instead of including it in rent. 😮‍💨

$1400 each isn't what we want to spend but we're willing to to find something, it isn't that much more than the going prices to where we can't find anything

Start looking now. Med students and residents are already on the prowl and you should see inventory start increasing in the next few weeks.

Hey OP, if you aren't students who need to walk to school I would really open up your options. Like you're noticing, it'a super limiting to try and strictly stay to only two neighborhoods (that are only a few blocks each). If you're students that obviously changes things.

Also, I've seen some pie-in-the-sky listings in Wayland recently and I....just don't get it. It's really not worth close to 3k to live in a small strip half dominated by chains if you have other options. There are much better stretches of community in the city that aren't asking for such consistently absurd rents and I think a lot of locals would agree with me.

Check out Samson Realty. They manage rentals for a lot of home owners in Providence: https://www.samsonrealty.com/

If they can't find you one, call up a big rental group like Bilodeau or 02908. But Samson was able to find me a Wayland Square studio in my budget and cheaper than the rest of the city a year ago and they will be honest and point you elsewhere if they can't find it.

However, there are a lot of 2BRs in Fed Hill/West End for 50-60% of your budget.
