If you are already local, it may be worth it to take a walk around neighborhoods you're interested in and look for "For Rent" signs. There's such high demand that some property owners won't even bother listing on websites.

This is how I landed a big 2br in Hope Village for $1400. Went for a walk in the hood I wanted to live in and called the numbers on the signs.

I wonder how common that is. I have heard similar anecdotes a couple times recently, people deliberately keeping listings offline to avoid non-locals, investors, floods of requests, etc.

I remember maybe seeing one once. Not sure how efficient it would be wondering around looking for them.

Hah yeah, can't imagine that would be the wisest approach. But then again, those word-of-mouth places with actually decent landlords could save you hundreds of dollars every month over the well-advertised "market price" places, so it could be worth some real time investment. But, again, I know nothing beyond a couple secondhand stories.

Outside of Providence.

But in all seriousness, if you don’t mind a 15 to 20 minute drive, depending on the day, I would look for something in Cranston or Warwick. Providence is getting more expensive by the day. But if you absolutely have to live in Providence, I try to find some thing with roommates so it’s at least affordable.

I used https://www.rentprovrealty.com

Despite their mediocre reviews online I’ve actually been pretty happy with them.

Good luck

I currently rent from them, and I like the apartment, but I’ve had an impossible time trying to get them to even respond to me regarding various issues with the heat in my apartment (no response to three separate messages over the last month; only got a response one time because I made it clear I was planning to contact code enforcement unless they addressed the issue in the next week). They also won’t get back to me about next steps regarding my freezer that stopped working. I will never rent from them again, but I’m glad you’re having a very different experience!

Found no problems going with the standard stops when I was looking a few years back. Apartments.com was a decent place to start.

Padmapper too. At the end of the day you gotta look everywhere if you want to see all the options.

I would say definitely check as many different avenues as possible because it is definitely a struggle to find something. I would say check all the normal spots Zillow, Facebook marketplace, go to different realty company websites and check on there. Possibly even talk to a realtor and see if they have some things not listed yet. Checking as many different sites and talking with as many people as possible will help.

Samson realty is an east-side focused broker.

There’s a few more I browse once in a while…

Lyon properties https://www.lyonpropertygroup.com/rental-search/

https://www.nexri.com/. Nexus (I think they nickel and dime with fees, not positive though)

You can also go to the websites of those mill buildings directly to look for rentals if that interests you.
