Thank you for mentioning hot pads. I've been scouring craigslist and fb for an apartment and it's been a shit show of obscenely over priced places. Example, everything i was seeing in Woonsocket was 850 a bedroom. That's more than my 2 bedroom costed 4 years ago!

Hotpads is great, but it won't help with the pricing. Housing is just getting expensive. A quick look shows Woonsocket prices range from $1200/month to over $2000/month for 2-bedrooms, with most of them being around the 1500-1700 range.

This is also super helpful from a mapping standpoint. I recall RI craigslist was just one big forum for all apartments-- I remember first moving here and wondering why the place I wanted to see was 45 minutes away!

Still Craigslist (at least in pvd?). It’s just a slow time of year since a lot of things in PVd are on the academic cycle (med students etc). Landlords don’t like to pay broker fees so there aren’t a ton on brokers websites in general. Grad students and med students use their mailing lists online to connect landlords with new tenants a lot of the time. #imho

I used Facebook marketplace, Zillow, and apartments.com along with Craigslist. The only annoying thing is that there are some scams out there, so beware. If they ask you to sign up for a specific credit check, nine times out of 10 it’s a scammer. Also if the price seems too good to be true, it most likely is. I’ve heard of some people transferring thousands of dollars in a security deposit just to be blocked or never hear from this person again.

Yes. Also if you haven't moved in a while be aware of new market rents to avoid scams. A 1200 2 bedroom a few years ago would have been normal, but now even a 1600 2 bedroom should be analyzed carefully.

The hard part there is that there’s often steep fees involved there, so even if it’s worth it long term you have to have extra cash on hand.

There shouldn't be. I've gone through realtors several times and the LL have always paid the brokers fees. Additionally, in RI you can only charge 2 months rent up front, so I don't see Broker's fees being legal for the tenant.

I should have been more specific. There isn’t a fee to look at listings on a realtor website, but if you want a realtor to spend time looking for a place for you then it will cost you.

I’m sorry this is happening and I wish you all the best. It’s really tough - the market is incredibly volatile and by the time something is listed it seems to be rented. I know they aren’t the best but property management companies can sometimes have networks and get you in a place. If no one has had to move in the last year they may not understand so please do not give up hope and I hope you get something good 🙏

The owner of this management company screwed over a disabled tenant we were trying to place in one of his units because they were impatient …. They also asked some REALLY shitty questions about the tenant because they assumed a LOT about a section 8 voucher holder…

It might help to cruise around the neighborhood you want to live in and look for those old school "For Rent" signs. Usually the best deals and not greedy landlords.
