My partner and I are looking to purchase a house or condo this spring in either the Fed Hill/Armory area, or the east side if we can find something affordable enough. We’ve lived several years in both sides of the city so are pretty set on the specific neighborhoods we want to look at. Was wondering if anyone has positive recommendations from experience with specific agents/groups that would be knowledgeable about these areas. Budget of around ~450k or less if that matters. Thanks in advance!

Joe is really good. As is Jane Driver who works in the same office. She's got tons of experience with Armory/Fed Hill and Elmwood.

I can't say enough things about Ben Guglielmi (and Mott & Chace Sotheby's International Realty in Prov generally)! We bought a house with him this Fall and he was super helpful in explaining everything to us (first time home owners) and also got us a lot off the price in credits for things we would never know to ask for.

Cara Chimpigny is the absolute GOAT. She was on it day and night with our house hunt. We were on a time crunch and trying to buy in early 2021 which was a nightmare but she was a dream!

Hi, just curious, what neighborhoods would you recommend? I am in the West End currently and my neighborhood is a straight up dumpster fire.

Really? I live on the West End and adore it! Loads of cute stores, good food, nice park, etc. What don't you like?

Well I don't live in the best part of it then I guess. I'm off broad St by the high school. Almost daily I see homeless people checking the door handles for unlocked cars to loot.

Fair enough—it's a BIG area I suppose and almost feels like it has a few different sub-neighborhoods. I'm close to the Armory which has been quite nice!

That area has also been HEAVILY gentrified via the WBNA. Never saw a neighborhood organization so intent on controlling what businesses establish themselves as the WBNA does.

Seems like an odd take. Gentrification is a complex outcome. It started with mafia control over the area, where they didn't allow non-whites to move across Cranston Street. That's what kept the neighborhoods segregated at first. Later, preservationists and DIYers who wanted a project fixed up housing that was largely abandoned or burned out. WBNA was organized by old timers (yes, all white probably) trying to keep their neighborhood from literally burning down. Real estate values then did their thing. Whether you like what WBNA is doing now doesn't mean they are to blame for everything that has happened in the last 50 years.

If you're off Broad Street, your n'hood is most likely either Elmwood or Upper South, not West End.

Also, you're right as well. There is a lot of great stuff around here. It's really just a lack of security and peace of mind.

I live in Elmhurst. It’s pretty quiet over here. You have to avoid the streets with PC students, but other than that you’re golden.

Larry Pierce helped me buy a duplex in North Providence and then sell it several years later. He was incredibly patient with me and very informative on all things that need to be considered. He’s also been doing this for a long time so he has a lot of useful connects. I’d feel bad if I didn’t shout him out because he did so well for my weirdo self.
