And yet, even downtown cville is still less than Richmond now. Where the going rate for a studio is $1300

Cville is more expensive. Median 2 bedroom rent in Richmond is 1311. That means half of all 2 beds in Richmond are under 1311.

The going rate for a studio is not 1300, that's just a made up reddit thing.

Actual data for those curious

It’s not just made up Reddit talk, it’s real life “been looking for an apartment/house to rent for the past 2 months checking 5 times a day” The statistics are not real-time. What I’m experiencing every day of looking is my reality and the true reality of Richmond. There are way more options that are affordable in cville than in Richmond. (I work in cville) but have no interest in living there

data matters... And I've lived in Cville, I'm intimately familiar with it.

There will be no availability in the market at this time of year. All the listing will start coming on soon for spring.

Sure when it’s accurate for current predictions. But it’s not for Richmond.

There are an absolute ton of listings. SO many. But 75% out of the price range.

Only one listing in Charlottesville was above 1400 for 2 beds. Gonna go with my reality of what I’m experiencing because that’s what matters now. Unfortunately I can’t wait for the eventually flood of spring listings. But this is the real time situation

that's not an argument for cheapness, that's an argument that the charlottesville market is even more tied to the academic market then we are. Which it is. We are influenced by it, they are owned by it.

I'm not seeing a ton of listings, just looked. But I only focus on city.
