data matters... And I've lived in Cville, I'm intimately familiar with it.

There will be no availability in the market at this time of year. All the listing will start coming on soon for spring.

There are an absolute ton of listings. SO many. But 75% out of the price range.

Only one listing in Charlottesville was above 1400 for 2 beds. Gonna go with my reality of what I’m experiencing because that’s what matters now. Unfortunately I can’t wait for the eventually flood of spring listings. But this is the real time situation

that's not an argument for cheapness, that's an argument that the charlottesville market is even more tied to the academic market then we are. Which it is. We are influenced by it, they are owned by it.

I'm not seeing a ton of listings, just looked. But I only focus on city.
