Hey first time home buyer. I have a pre-approval already so I've done that. I know the housing market is higher than it was 5 years ago. I'm so lost on how to choose a real estate agent. Does anyone have any recommendations?

Edit: thank you guys for the recs. I made the first call today. Said they'd call back in and hour and never did. We will see if they remember tomorrow. If not I'll work through the list. Appreciate all the help!

Meet with several; find one that's right for you.

I'd recommend someone who has been in real estate in this area for a while (5-8years min), experience and relationships with bankers, title Co, other agents, and inspectors goes a long ways.

There were tons of people who decided to call themselves realtors during the height of covid who don't have much experience, and some who moved here during the "work from home" boom we've been seeing that haven't been around long enough to learn to pronounce Kearney, yet alone develop connections; Be vigilant.

The Wilken team at Reece Nichols has always done me good; really went to bat for me when a deal went sideways. Ive always felt like they're listening and being honest; but there are plenty of good ones around

This is the true value they bring to the table. Also contractors. I've seen a good realtor bring in a contractor that fixed major structural problems on two different houses within a week of being identified, for cheaper than market rate.

My mortgage company choose one for me based on using an FHA loan. Get one who knows what kind of mortgage you’re using, they know what will and won’t pass for the mortgage.

That's who my parents bought from in 97 when we moved her and they still send birthday? and Christmas cards every year. It may just be Christmas I'm not sure. Watched whoever kid it is grow up thanks to that lol

Jan Jacques is who my family has always used. She’s probably helped us buy/sell 10+ times. She and her husband run their own “mom n pop” business instead of one of the big brands.

Personally I think it’s important that you vibe with your relator. Your looking at houses, you envisioning your future, it’s important that you are not concerned about what the person in the corner is thinking or feeling. A good realtor has to walk that line of almost disappearing and yet being there the second you have a question. We used Cristina Sparks and I loved her. As a Real Estate Agent & Broker, choosing your agent is not only experience but personal preference. Also, you may want to think about how your agent will communicate with other agents. Are they kind but also assertive to get the job done? Will they push the envelope just far enough to get you a good deal but not upset the Sellers?

As a buyer you get to choose where you will close at, asking where they have had previous good experiences, if they know how to read a title commitment, etc.

And please, get a pre-approval from somewhere local or a trusted source. NOT rocket mortgage or another online only lender.

Market is flexible right now, so that's good for you! You might be able to get a house 5-10k below asking (depending on if you are asking for closing cost is a factor)

She actually buys houses to fix up and has several rentals - so her ability to pick out issues on houses we looked at was really helpful

She helped us find out perfect house, got us a great deal - and we have been here seven years

PRO TIP- I purchased numerous homes before I learned that most HVAC systems have long warranties but the warranty only transfer to the buyer if you complete the required paperwork during the sale or very shortly thereafter.

Make sure you find a real estate agent that will do this for you so you get the benefits of the warranty on the HVAC system.

So my mom is referral only so you might not have heard of her. Sharon Elkins Beverly Hills 417. She doesn’t market a lot so if you want another option to compare you can just Google and she should come up. She’s actually a broker not just an agent.
