Hello 👋🏼,

So I’m well aware it’s a hard find. But wanted to see if maybe the Reddit community could help me find something. I’m looking for an affordable rental property that could fit me, my wife, and my 2 kids!

My main worry honestly is just a decent landlord or rental company that will actually treat us right. We’ve lived here for 3 and a half years now, currently staying with family until we find something. But we first moved here and rented at John B Hughes. Obviously worst mistake of our lives. After living there and being harassed by neighbors every night, living conditions getting bad due to broken appliances and more! That we listed on the sheet you fill out when you move in, maintenance never fixed anything and would completely ignore us anytime we put a work order in.

So after months of living there, and my wife soon to give birth of our first child. We ended our lease and moved in at the Southvale Terrance Apartments owned by the Springfield Development Company. Well honestly I feel like it was an even worse experience. My wife had called for some help with the bathroom toilet leaking water one day while I was at work, this was about 2 months into our lease and the first time we EVER called maintenance here. Still to this day I’m pissed I never met this unkind man, but he was fired so I was pleased enough. But the maintenance man just barged into our apartment after my wife just got out of the shower, she yells about it and his response was “I don’t really give a fuck what you were doing, but I’m here to fix a leak and leave.” She just sat in awkward silence as he just broke the sealant around the toilet more and left. After this incident it was just literal hell, Michelle in the office just allows her employees to treat residents any way they like. Until you force them to take charge, and make change.

Sorry to ramble, this whole situation just sucks. But giving my family a home is just a task I don’t wanna worry about anymore, any leads would help! God bless.

Don Jacques, The Jacques Co. It's been a few years since I rented, but he was the best landlord I'd ever had by miles. He also does property management and real estate so has a lot of different types of properties. Takes care of any issues right away, likes dogs, easy to work with...but if you try to leave your lease a few months early you WILL be paying rent for those months.

Even after almost 4 years...self-renewing sneakery!

Thank you for your recommendation! But yes even when we left JBH we paid the rest of our lease out. It was worth paying lol.

I've been out of the rental game for a few years now, but the best agency I found was Dizmamg properties. I honestly don't know if their business practices have changed or how affordable they are now, but they always treated me well and fair, which was not easy to find when you have a 135 pound GSD...

He was fair when moving and he took off charges to my security deposit when I challenged it one time. 1st time a landlord was reasonable with a security deposit for me around here.

I stayed at various rentals owned/operated by slumlords around here, but stayed renting from Dizmang for years at multiple rental houses here after I first started renting from them. I just couldn't go back to the slumlords' neglect, fraud, and other shady business practices.

Dizmang's maintenance response was not always speedy, but their maintenance was always reliable (and a faster response than I was used to on average). I got to know one of his lead maintenance guys a little bit over the years, and he was a really good down-to-earth guy. He often brought Dizmang's disabled son to assist with basic things when doing maintenance, which I always found sweet and heartwarming.

Dizmang is a dog person too, which was a blessing for me and my huge dog. They've got a very sweet and friendly dog at their offices.

It's been a few years now tho since I've rented from that agency, so some things may have changed (especially after covid and everything). But after all the grief I went thru from various slumlords trying to rip-off college students, Dizmang was great to rent from.

I will definitely check them out, and I greatly appreciate your recommendation. I to am so tired of the slumlords in this area, if there weren’t so many some of these houses would look a lot better too!

Big C Properties is wonderful. Best landlords I've ever had. Rent stayed the same even thru covid. Super understanding when issues arrive. Fix things immediately too and respond to you immediately. Highly recommend. I believe they use At Home to initially process an application. I'd just call and ask if they have any Big C properties available.

I rent from Hunter Properties, I've had three different properties with them in 7 years. I've not really had any issues. Any maintenance request are looked into the day of or the next. Only time it hasn't was when the A/C went out and that was because everyone was having A/C issues.

I had a good relationship with Ben Steele, but I was also an easy tenant and leased from them for over a decade at multiple properties.
