What's your price range? How far are you willing to go distance wise?

If the prices aren’t scaring you, then keep looking in the target towns. Something will come up. If cost is a factor, look to the one hour commute range from the UV core. Be willing to commute to get the house you want… and be prepared to fix it up.

Moved here 2.5 years ago (mid-pandemic, pre-vaccine) rented for about the first two years and bought last year— it’s been slim pickings since we moved here. Purely anecdotal, just from my observations, but it seems like the prices are getting better, but the supply is abysmal.

But as another commenter pointed out, hard to give any more insight without a budget or an idea of towns you’re looking at.

Inventory is very low - people like the area for the same reason you do and generally don’t move. I read that Norwich has 1,500 houses total, and I imagine surrounding towns are similar. So there just straight up aren’t many houses, and significantly less actually go on the market. Keep looking and be prepared that you likely won’t find something that checks all of your boxes. It’ll probably get somewhat better after March, but it’s pretty much always slimmer pickings on the VT side, and it’s been pretty limited everywhere for a couple years now.

Real estate is very seasonal. There will be many more listings after the mud. Nobody wants to list their home during the time it's most difficult to get around.

That said, last Summer it did seem that there was a lot more available on the NH side but you have to watch out for free-stater towns. Scary stuff, imo. Google it.

The inventory is low. You'll find something in that price range, but you'll need to be quick. I'd suggest signing up with an agent. They'll often get word of new listings coming early.

Yeah, that sounds totally feasible, so long as you’re patient and ready to go once something comes available, and either not too picky or willing to buy something that’s almost what you want and then make some small changes.

Norwich is especially competitive as the feed into the Hanover, NH school district, which is one of the highest rated in the state. The area is loaded with million dollar plus homes, and even the teachers' average salary is 97k annually.
