thanks! yeah I'm willing to accept that housing may be difficult to find. at least maybe I would save on homeowner's insurance. it's sky-high in Florida right now.

Also consider that the average property tax in VT is just over 4k. Income tax 3.35%-8.75%.

right now I pay $1K in property tax and $6K annually in homeowner's insurance, so I would take $4K for property tax.
