This. If there's a stuck drain at 5am Eastern, you don't want to be the one they're calling at 2am California time.

There's a number of management companies around the state that take care of the property 100%, and some can also handle the legal issues of evicting a non-paying tenant/squatter. I got forced into this situation with an unplanned out of state rental, and 2 of my first 3 renters stopped paying rent weeks within moving in, one decided they didn't want to leave after the lease was over and not renewed. I'm glad I didn't have to handle it from halfway across the US.

As an remote landlord it's worth every penny for you and the tenants.
