if you do a property management company I would suggest a local/regional one as the nationwide companies charge a lot for maintenance work (I've seen up charges to owners 2x-5x the rate they paid for maintenance)

You could also consider a tenant that also does property maintenance? I forget what they are called but they live with a cheaper rent with the expectation they are taking care of the property
