Sadly you price isn’t too far off the mark a 5 acre lot with a 1980s mobile home on it in terrible condition sold for 300k just down the road from me.

You really need to add a budget when asking questions like this. Looking for 2+ acres with a good local scene that’s going to welcome in somebody from “away” is asking a lot, especially since we don’t know if your house budget is $250k or $2.5m.

Depending on what’s more important to you, open land, or community you’re going to get very different answers.

As an artists looking to set up a studio and make a living, I would suggest looking further south in the CT River Valley of Massachusetts. Greenfield, Turners Falls, Northampton, Easthampton all have thriving artist communities and the resources to help you get your business running. Western Mass is far more VT like than Boston, but a little more populated. Still plenty of open space, hiking, and farms. These areas are also full of “transplants” since there are major colleges in the areas, so you won’t be looked down on for “being from away, coming up to buy our limited houses that us locals can’t afford to buy anymore”

What's your budget? There's a pretty significant housing shortage, so you may way to temper your expectations.

Vermont isnt really a Hotspot for it. Except for like the art district in burlington But a lot of those artists are just bored rich people

Actually tells a lot. If you’re selling your home to move to VT that means you’ll have the income to pay for rent. If you’re looking at buying, be prepared to pay for it since NYC second-homers have driven up housing prices since the panarona. There’s many artsy spaces and places to set up studios closer to Burlington, but you’ll be competing not just with the NYC snow birds, but also the UVM students who aren’t housed through the uni after sophomore year. Good luck, and I hope you find something you’re looking for!

On the subject of internet -

Do not trust the nice call center people at whatever telco to be able to tell you if an address gets broadband. Similarly do not trust realtors. Their maps paint in broad strokes. If you're going for wireless, pay for the company to assess before purchasing property. No exp w satellite I guess it's an option too.

Look into ECfiber, or Vtel for the mid to southern VT areas - if you're not into the Burlington realm those are gonna be your best bet (fiber to the home, fairly turnkey). Rutland, Brattleboro, Barre/Montp will be Comcast or Consolidated - ask the neighbors.

'Somewhat friendly' by VT standards may differ to 'somewhat friendly' by southern standards, lol - but coops, unitarians, libraries can be good indicators of community verve.

Everyone is struggling to house their population. I’m not going to be a tax on any jobs or services. I am totally self sustaining, want to add to the culture, help in any way at that I’m welcome and know how to respect the land and the people of Vermont.

Vermont is still cheaper than CT, MA, and many other places in NE. They're just looking for a better quality of life, not trying to displace anyone. That sucks though.

And that’s fine, but why does the better life have to be somewhere other than where they are? It’s a free country so they can do what they want, but EVERY blue voter that leaves a red or purple state makes that state worse. It further erodes the accountability of the leaders there. So they may find a better life here, but at the cost of making things worse where they are coming from.

I get that and agree to some extent, but I don’t think politics is the main reason why people are coming (or that red states are all more poorly managed than blue ones, for that matter). People want to live near the mountains and natural beauty and somewhere less crowded, or maybe they’re fleeing natural disasters. Drive up 91 in Vermont and it looks like a ghost town. Drive down to Mass and CT and it’s gridlock. It seems like the state should be able to accommodate a few more people without hurting (maybe even helping) the existing population, unless policy is just really bad.

Well if you want to initiate the process of seizing the large tracts of land that are vacant in the state, cutting them, and subdividing them into suburbia, then I guess that’s an idea to fix the problem. I’m more of the mind that Vermont is beautiful BECAUSE it’s not Massachusetts or New York.

Are you an artist with an existing customer base that will be doing sales online? Local sales will be a struggle to support you otherwise, plus you’ll be moving into a state and taking business away from the natives so I wouldn’t expect a ton of open arms.

Windham and Windsor Counties are fine and have plenty of studios hidden away. Pay attention to Open Studio tours in the region https://www.vermontcrafts.com/ Keep in mind that a house the is condemned and literally falling in a river will fetch over 100k up here though, and Taxes are exponentially higher than the south. Over 6k for my 200k house, and I live in a town with a lower tax rate!

Fix your home state. Stay and fight. All you are doing is excersizing privilege leaving those worse off behind. We don’t need more liberal artists in Vermont. Sure you will fit in with the other 300k of them, but we are past saturation level. Better to try to make a better world where you are then run from it.

I don’t honestly like our odds if the conservatives in America keep getting more radical. Bristol area, Lincoln. Some good places in the rural areas, but proces went way up during covid with peo0le fleeing their cities to come here. Still, you can find places, life is moving on. Community is incredible for small town living, a lot of good folks doing good things artistic. So beautiful here, can't really do better unless you want access to shit. Mad river valley too. Good luck, I lived in the South too for years and hated it. Welcome to paradise, hope to see you at the river.

Montpelier! Jericho and Plainfield have also been surprisingly artsy. But really it doesnt matter where you live, local shops are always looking for artists state-wide and there are a variety of levels, from the touristy art-gift shops in Burlington, stowe, and waitsfield, co-ops like thirty-odd, mid-level like rabble rouser in Montpelier, or the basic coffee shops, or endless craft fairs/farmers markets.

My bf and I have been looking to buy, and the top of my wish list would be Richmond. It has a cool artsy vibe but it's a small town. Hopefully you are coming with a good chunk of change because even moving out to the 'boonies' has priced us out.

Bristol, Lincoln, Ripton. Very artsy, filled with artists. Brandon has a strong artist community as well.
