Looking to build on a pasture this year or in the coming year. Land will need power and a septic design. Currently reside in Florida.

If you are open to taking on a project and are willing to guide us through expectations and pricing, please reach out. We have floor plans we are interested in building but are open to suggestions!

Finding a builder has not been easy, especially thousands of miles away!

Get ready to wait at least 12-24 months to start. I've talked to people booking into 2025 just to start projects at this point.

I lived in that town and you’re really going to have to know somebody. Going to have to spend some time in the area and get in that way with someone who might have time on their schedule next year.

lol good luck. I'm sure this post will allow you to circumvent the 8000 other people waiting for a contractor and will allow you to build your second home in a years time before people who need first homes. Lemme guess, ya wanna move up here cuz we're so "quaint" and "quiet" and "simple" - well guess what, quaint, quiet, and simple means that you're gonna have to wait for some stuff.

Also i think you're looking for a builder and not a contractor. Similar but different. Most builders are contractors (or have contractors) but not all contractors are builders. Ideally you need someone who is going to coordinate all aspects of permitting, design, and building.

Lol I was being pretty tame but since you’re gonna be like that - I don’t need to know anything about your families background to know that you’re just like everyone else coming here to ruin our real estate for your own good under the guise of wanting to live the VT life all the while not wanting to abide by the facts of life in VT (like not being able to get someone to be at your beck and call to build a house in this current economical/supply chain/manual labor climate).

FWIW I’m really not a VT NIMBY/gatekeeper but your post really rubs me the wrong way and makes me not want to have you as my neighbor.

Regarding your comments about “backhanded statements” and “gatekeeping” , VT is in the middle of a severe housing crisis where many locals are paying 30-50% of their income on housing or being forced out of the market altogether. This is causing a lot of fear and anxiety that people vent in their responses to questions like yours which are asked ad nauseam. It’s awesome that you are fortunate enough to own land here and are able to bankroll building a home at a time when so many are hurting. To be completely honest, your post and responses come across as a little tone deaf to what people here are experiencing and you may want to be more cognizant of it as you navigate here

There are ways of conveying that information with respect to anyone who might not know that. There are also ways of venting your frustrations in a respectful way. I’m a respectful person who is sympathetic to political and economic issues and would’ve appreciated the clue in and I thank you for your comment, as I truly didn’t know. I haven’t really browsed the sub before and just made a simple post asking for help.

I'm glad you own the land, but that is no guarantee you will be able to build on it. Most towns, and certainly the state, have restrictions or conditions on what you can build and where.

I suggest calling the town planning/zoning person and asking for guidance. It can be a minefield. (I heard about a man in Chittenden County who built a house with a corner in a wetland. He was forced to tear it down and restore the area. Vermont does not screw around.)

Plenty of homes in VT that can be refurbished, might be a better option than waiting on a builder. Imo better for preserving the state too.

If this is going to be your primary home I would consider moving up and renting while the house is being built so you can handle the many little hiccups that will occur.

Definitely hire a local engineer first to determine where on the lot your home can be built, where the replacement septic will be located, etc. You may have 10 acres with 9.5 considered protected wetland. Do this before you contact a builder.

Subscribe to the Barton Chronicle. They have old fashion advertisements for building services. They also have online subscriptions. My best friend owns a pine mill in Irasburg on the other side of the mountain if you are looking for custom beams and lumber. Highly recommend Piette Lumber.

Talk to the local contractors, home builders, plumbers, electricians, engineers and village/town offices like you talk to folks on here. Dying on the hill of rude with limited services isn’t the place I would want to start, but it’s your hill. You came here to ask a question, and then started attacking local people responding. Housing is in a legitimate crisis here, and you seem extremely dismissive. Your Florida side is coming through. Might want to get that in check.
