Absolutely loved working with Elicia and her Mom, Denise. We worked with Elicia for three different apartments - two rentals and one to buy and she was great. Not sure if she’s certified yet in NJ (she was in the process when we were buying a few years ago) so try Denise first.

I think they do 90% of their business on the weekend - so why stay open and waste food on slower days of the week?
They’re easily one of the best in the area for breakfast sandwiches and baked goods.
Some personal faves:
- The Bacon Bun
- Cinnamon Rolls & Donut Twists (in any flavor) when they have them
- Vanilla Malt Cookies
- Cardamom Lemonade

It’s worth checking Scram Bakery on Erie Street on the weekends, it’s a rotating menu and selection but there is usually a cake donut and it is almost always amazing.
Into the Void at Brunswick and 2nd also tends to make small batch sweets on the weekends as well though they’re not available until later in the morning. Their Halloween donuts were heavenly.

For coffee: Definitely seconding Into the Void especially for their on-tap cold brew and generally great vibes. They do a lot of the community between block parties and supporting other local businesses.
I’m also partial to Lackawanna on Grove but their consistency is hit or miss with some staff changeovers recently. Their Turkish Latte is always a treat though.
I too am eagerly awaiting the opening of City Bagel .

Historic Downtown:
Seconding a few that were mentioned above - a good salad place would be great. I’m also craving good Chinese food. Also while Pauli’s Hook has sushi in spades, I have not seen any good sushi takeout in the area though I love Scale.
Also wouldn’t mind a craft or thrift store that wasn’t high end, especially on the pedestrian main area.
I really wish the former bank (Trust Company of Jersey City) that’s on Newark & Jersey Ave could be repurposed into a community space that’s either a food hall like Chelsea Market or a space for local retailers like Artists & Fleas.
I’d love a used bookstore in the area, Word is great but I also go in far less now that it’s moved over to Hamilton Park.
In one of the former dollar stores, would love to have an Ace Hardware store equivalent Home Depot requires a drive and wouldn’t mind a place to have within walking distance.

Seconding the Montclair Recs and the Buy Nothing Group for Jersey City (you may be able to join a few in Lower Manhattan - Battery Park also has good stuff for pickup and usually more furniture).
Since you have a car the Habitat for Humanity ReStore in Wayne specializes in furniture and should be FB-marketplace-esque prices.

I voted at PS5 and I got an “I Voted” sticker back in May when we had some primaries but did not this time around.
FWIW it seemed far more disorganized and less supplied this time around - no signage and displays, no clear queuing system, difficulty setting up (my polling place opened 30 minutes late on Election Day).

There’s a Weil Cornell Primary Care Office at 40 Worth Street in Manhattan (a ~5 minute walk from WTC). Loved ALL of my service and treatment there.
Someone else here also recommended One Medical, I do like One Medical but you don’t get a consistent Physician. I’ve found that the MyChart app is getting to be just as good in terms of being able to reach a doctor/access records/get questions answered.
