Right? That's a pace of 3.6% annually. In an ideal world they would get it hovering around 0.2% MoM. So if you look at it that way, we're very close to being there unless the monthly price changes start going the other direction again.

I believe Behind the Bastard did a series on them as well. I can't remember the name though so perhaps they were two separate schools...
