Just like I don't by my plates at the grocery store I don't judge a pot shop by its pipes. An old school head shop is what you seem to want.

Get a management company - you'll loose 8-15% but have no worries while away.
Frankly as a tenet anything less could lead to a huge mess with no one to help them.
