Nobody will ask you for anything of importance ever. You have nothing to lose.

Cons? Everything else. Being poor makes everything harder. Even feeling more desperate for a job will chase that opportunity away. Employers can smell desperation and “I need this job so badly!”

Hospitals are built under vastly different codes than commercial real estate. How they withstand severe weather, width of doors/hallways, ceiling heights, air filtration, power grid considerations, storage of volatile chemicals/gasses, type of fire suppression, number of elevators/size, etc.

It’s often cheaper to demolish and build from scratch.

Now, for residential conversion from a former commercial office space — wayyyyy easier.

For what it’s worth, a lot of companies aren’t acquiescing to the work from home paradigm shift. They should, but they’re fighting it tooth and nail.

Well, it’s where every other old fart in America wants to retire to. No state income tax, hot af, irrational governor starting Fox fueled culture wars with Disney and gay people — appeals to their conservative values.

It grossed me out. Rising property insurance and taxes. Lousy school districts. Increasingly worse tropical weather. After 30 years it was enough for 3 lifetimes.

My daughters are 5 and 7. Global heating is not going to be a good thing anywhere but Florida is especially susceptible. In a way, I’m giving them a fighting chance living 1000 miles north at 1000’ elevation.

You can buy SPY and do ok. Or if you want to get fancy, open an account with fidelity. They position you in the stocks/bonds/funds that make sense, and do all the decisions so you don’t end up holding the bag. This has been a ridiculously bad year on the market, but most years are better.

It's a method of investing where your broker hedges an investment by making trades in another. Put another way, it exists to limit risk while maximizing gains. If everything works out in the market, which is a big IF.

I've read enough psychology texts to know that sexuality is fluid, and while I'm a cisgendered heterosexual man... that's just a human-made label. If I was blindfolded and a man or woman gave me oral pleasure and didn't speak or make any noises, would I know the difference? Likely not.

It was obviously convincing enough that I didn't notice anything was amiss, I'd be fine with it.

That being said, I've only been with cisgendered people... I'd assume trans men and women disclose that pretty upfront, particularly if they haven't had bottom surgery.
