If you're willing to take the City Subway(Newark Light Rail) from north of Park Ave straight downtown you'd save 100s on rent vs the Ironbound and Downtown. The station is on Raymond and Broad 2 blocks from the law school.

Gentrification means people are being displaced. Who is being displaced? Nobody lives downtown (unless you can afford to).

Those cheaper options aren't in prime locations like this one.

If people are willing to overpay in Austin with no real mass transit, some will be willing to overpay here.

As long as you stay east of Broad Street and have experience with urban environments you'll be fine. It's just dead at night unless there's an even at the Prudential Center. Watch out for any homeless junkies that the city doesn't have the guts to control. Not as bad as the west coast junkies but still.

The prices(w/o the affordable housing rate) seem about right. Not terrible, not a crazy bargain, just right. But yeah insulation better be top-notch lol. Still waiting for the pedestrian bridge to get started.

The reviews of the last 3 are about poor sound insulation and/or terrible neighbors due to them living in the affordable housing units, and noise from outdoor concerts near NJPAC(Theatre Square). You could be better off if you're on a higher floor in the latter 3 but if you can land Eleven80 instead, do it.

I get why people hate it. But for me personally, in my field, I'm thinking of moving back to PA, specifically Harrisburg due to the amount of warehouses/logistics companies. Wages/salaries for non-grunt work in the metro are probably the highest in the state, higher than the Philly metro. The problem is getting around w/o a car.

This isn't the 90s. The crime rate is better than all of those cities you mentioned except JC and Crooklyn, and even in those 2 I'd be careful if you're not in a stable area. The problem with Newark is the blight which can attract the hood types causing trouble. But for a nice, stable hood I'd stick to North Newark like Forest Hill and Upper Roseville. Ivy Hill/West Vailsburg in the West Ward is more affordable and okay if you're not on the main drag like Mt. Vernon Place or S. Orange Ave.

$90 for a weekly rail ticket is crazy even with the ability to use it for free on a bus/light rail. That's not much less than a SEPTA monthly transpass which allows you to ride ALL regional rail anywhere for free on weekends/holidays.

Citiquare is the one that stands out. Problem is that it has 3,000 parking spaces for a transit-oriented development across from Broad Street Station. Why?
