The team store at Nats Park is about as close as you’re going to get to a small or local business if you want the actual Nats logos. The team store is independent from both the Nats (although they do have nationals.com email addresses) and online mega-store Fanatics, and they are licensed to sell actual mlb merchandise.

Anyone who wants to sell MLB merchandise has to be licensed by mlb, and that is a costly process that unfortunately rules out a lot of small businesses. Any mom-and-pop shop that’s selling Nats swag is probably selling knock offs.

I would talk to the landlord first, remind them what’s in the lease, and ask them to push the rent increase back by 2 months. If they say No, then you go to the OTA. But there’s no need to start with OTA if you’ve not given the landlord a chance to solve the problem first (and OTA will probably ask you “what did the landlord say when you asked” anyway).

Sounds like Ethiopian food would be a perfect fit if you avoid the chicken dishes (they are often served with a whole, hard-boiled egg added in) and confirm the restaurant only uses teff (a type of millet) in their injera. I would suggest Das in Georgetown or Dukem on U Street, as many of the other popular restaurants are small mom-and-pops that might be more difficult to coordinate the special dietary needs. Note that some dishes are traditionally cooked with butter so you’ll need them to walk you through those. But it is clarified butter/ghee, in case the milk solids are the allergen.

I was born at Providence Hospital and unlike you, I am not willing to settle for any lazy workarounds. The notion of retrocession is not viable (Maryland doesn’t want it, end of story) and even if it were, it’s a half-assed, watered down solution. The fact that an actual (alleged) dc resident is in here pushing for it is mind blowing stupid.

This isn’t even about effecting social change though. This is about the general pointlessness of these “fear porn” style posts. There are better ways to elicit empathy, and if this strange man on the streets is such a threat that someone has to “come down” from an encounter with him, then leaving him on the streets puts other people at risk.

Bottom line : if it’s scary enough to make you feel like you have to alert everyone on Reddit, then it warrants a call to either the Police or mental health support services.

Yes obviously when there’s a reasonable expectation of violence or if a person is a threat to themselves or others, 911 is always a good call. However the bigger point is that complaining on Reddit might be cathartic but it doesn’t actually solve any problems. If a person — homeless or housed — is behaving erratically and showing signs of a mental health crisis, do something that might actually get them help. Otherwise it’s just idle bitching that further stigmatizes mental illness and homelessness without making anyone’s life better.

I made the call but could not answer all the questions since I didn’t actually see the guy. Saving that number in your phone would be a good resource in case you run into him again. Or encounter anyone who seems to be in crisis. We are fortunate to have an alternative to 911 for situations like this and it‘s more effective when people actually use it.

yes definitely-- look for the private homes selling their off-street parking, on Half Street and on Carrolsburg Place-- those are much easier to get out of after the game than the big garages are. Just make sure you park exactly like the homeowner's instructions tell you to. Some of those spaces are tight.

Metro is like 1 block from the stadium too btw.

Any of the Jose Andres restaurant, although if you want to go to China Chilcano, I’d suggest an early dinner, as it can get pretty noisy in there later in the evening (which is my advice to anyone, not just solo guests). Zaytinya’s bar area is super chill for those who prefer to dine at the bar, but they also have that fantastic patio setup, and Oyamel has a big communal table in the bar area if that’s your style, along with lots of standard seating choices. Spanish Diner is delightful if you feel like making the trek out to Bethesda; it’s an easy walk from the Red Line metro stop.

It’s just an expensive project. Windows for example, if you can get decent quality double hung windows for under $600 each, that’s a good deal, and my Wardman has 14 windows, two of which are massively oversized. HVAC ductwork costs a lot, the hvac equipment itself costs a lot, decent engineered hardwood flooring coats $8/square foot just for the materials. It adds up FAST. Even a basic vanity with engineered stone top is gonna run $600 at Home Depot (although you could easily spend $3k on a high end oversized single sink vanity). I think the gravel fill for the basement (goes under the slab) is $4k right there, just for someone to come shoot rocks at your floor (but it is very cool to watch).

How long ago did you do that, though? Prices are up about 30% since 2019, partially due to COVID related reasons (labor up, materials up) and partially due to some big new fees and requirements from DOB formerly DCRA. such as sprinklers if the unit is over a certain square footage, or the newer fireproofing inspections.

Yeah $250k for all of that is so low that I would be worried about the quality of the work. You’re going to spend $8k or so on midrange appliances for a kitchen/laundry for the ADU and I‘d assume you’d want higher end stuff for the upstairs kitchen…. So $20k just on the kitchen appliances between the two, almost 10% of that bid, kinda gives you some perspective. and that’s before you pay for any plumbing, flooring, electrical work, cabinets….

i would try to get a bid from Harmony, they are very reputable and local, owner is a Petworth guy and they do a lot of these. I would expect them to come in around $400k ish. Case Design is also really good but a little more expensive.

That’s on the low end of that kind of project unless you’re not trying to get a separate COO for the basement and won’t have a full kitchen down there. If you need actual underpinning, add another $55k or so.

ETA: that price is for the UPSTAIRS work as well as the dig down and the basement? That’s suspiciously low. $250k is more in line with just the dig down, basement and COO with no underpinning. A full gut job of 2+ stories with dig down should be significantly more.

but this is what people always want to come see, so instead of trying to change their minds, the City and Metro and the sports teams — who are mostly owned by the same guy— are just leaning into it.
BTW the Festival itself is awesome— the parade, all the dance exhibitions, the art installations. It’s not just a bunch of people standing around looking at some trees. It just doesn’t always align to peak bloom because these things are planned so far in advance,
