Anything between downtown and Valley st. Once you cross Valley the dynamic changes significantly. Not really violent, just a lot of drugs. If you are looking for a family friendly neighborhood I would pick Mt. hope/east side. If you want something hipper then I would look at Wayland sq/College Hill/Fox point area. There are some cool condos downtown, but parking is a bitch

Be careful with Home inspectors as well. Do some digging to find one familiar with older homes. They often overlook/miss big problems and there is little to no recourse when they do. Had a client that bought a home and was told by the inspector water damage issues were caused by the current roof. New roofing costs were negotiated at closing and completed shortly after moving in. Long story short we had to jack his house off of the foundation to replace the structural supports because an addition was made without a permit and had old plumbing in the walls that failed. Termites did the rest

I bought a used Tacoma from the Car Store in Attleboro. They have no haggle prices and all of their cars are backed by Tasca dealer warranties. They make money off of financing though so if you already have a loan secured you can do pretty well there without the typical car salesman bullshit

I wouldn’t worry about it too much. I’m a general contractor and I have heard of this happening to people who own multi-family buildings pretty often due to the wild fluctuations in property values over the past few years. Unless you have any structural issues or major water leaks that can cause mold issues, you don’t have anything to worry about. If you have any evidence of leaks in your ceiling, discoloration or bubbling, I would delay the inspection until you patch the areas with joint compound, primer, and paint. If you have any loose facia boards(the front facing boards behind your gutters) they may give you shit about that.

Edit: this happening to single family homeowners is far less common but not unheard of. Just be sure to confirm any inspectors credentials and if anyone tells you “Hey you need to pay this amount of $ or ins company B will drop you” it’s probably a scam

Sorry you are going through this. Smith Hill is definitely one of the shittier parts of the city. Try going further up Smith towards centerdale or out Douglas past admiral. The further away from downtown you get it generally becomes more families and chiller. I see a ton of for rent signs on Douglas and Admiral all the time.

I can’t believe I scrolled through this entire comment thread and not one person mentioned Pauly Penta’s. I love the deluxe from Sandwich hut, but the Italian G from Pauly P’s on a hard roll is definitely equal but different. Sandwich hut has a traditional vinaigrette dressing, but Pauly P’s uses a balsamic. Very solid sandwich
