I was living in Newport up until about 3 years ago. Rent for a 3 bedroom was $1650 ON BROADWAY. Then it randomly went up to like $2400.
I now have a mortgage in Tiverton its way cheaper than the island. I do miss the walkability of Newport, but not for those prices.

These buildings aren't even in Newport, it's in Middletown right across from all the fast food places.
Downtown is a pretty far walk, this location isn't even that desirable as far as the island goes.

My house is only 1200sq feet, but almost the entire roof is covered with panels.
I was able to have them design a system around a few really inflated electric bills from when I was mining cryptocurrency (yeah I know). I did this intentionally, because I knew I wanted to get an EV and Heat Pump down the line l.

No it's oversized if anything. I have 34 panels, and no tree coverage.
Weather has been awful, and Winter generation is usually way worse regardless.

You don't generate a lot of solar in the winter time. So you have to earn credits during the summertime, which unfortunately is when electricity rates are the lowest.
So when they raise the rates in winter all the credit you earned in the summertime at the low rate is used at the higher rate, basically it's spent twice as fast as it's earned.

Yeah it sucks it's not based on kwh generated but however much the rates were at the time.

Those really bad days were probably all day baking combined with having the electric heat on and someone running the dryer.

11.3kW solar system, Heat Pump only heat. Electric Stove, Hybrid hot water, EV.
1700kWh used. $520 ish bill.
(To be fair my girlfriend did a lot of Christmas baking this year, sometimes using as much as 100kWh in a single day. Plus I have a roommate who sits on his gaming PC 12 hours a day. )

I'd say 80% of it.
My hot water, washer and dryer, fridge, and oven are also electric so that uses quite a bit. But it's immediately noticeable how much more power you use once it gets cold.
Anything above 40 degrees doesn't seem to use an insane amount of power, but once you get those below freezing days it can easily crank 80-100KwH in a single day.

My Heat Pump is my only heating system. I have a 1250sq foot house, And I only keep my heat at 68 when I'm home and 62- 64 when I'm not home.
I also have solar panels, 30+ of them.
Last January I used 2200KwH of electricity. That's a roughly $750 bill at today's rates. January and February are by far the worst months.
If you can tolerate 2-3 insanely high bills, for the most part it was a good investment. Keep in mind, I paid $0 from April to December.

Not to say the rates aren't ridiculous, but if you consider how much the equivalent amount of oil would probably cost.
$400 actually isn't too bad, unfortunately.

Probably a Hotel, that will tower over every other building in Newport.
Newport is going to kill its own tourist scene, it's just a bunch of giant hotels and bars, there's nothing to do, it's overcrowded, and overpriced.

There's a free chargepoint charger in Portsmouth at that Roger Williams Resident Hall right off the highway. There's 2 stalls, they're usually open.
Pretty far from there though.

In the Tiverton/Little Compton area we don't have FiOS as an option despite not being on Aquidneck Island.
But honestly the gigabit Cox is pretty good IMHO.

I got lucky and bought in 2020 right before the rate hikes and the market skyrocketed.
I would not be able to afford the house I'm in now at these prices.
