I’m not quite sure how to process this? This is quite silly. Hispanic is not a race or racial category and Latinos can be black, white, mixed race, indigenous and literally any race, and yes there are Hispanic people who are black.

It sounds like students fighting or having an altercation which was viewed from an angle of race.

I still observe slightly more food trucks and farmers markets during the summer months

It seems like some of these areas are already gentrified and will do so but not so much with white residents, I’ve seen some decent newly done apartments in this area. People also think black people can’t truly be gentrifiers.

What happened in New Jersey’s history is much different from that. There was annexation but a lot towns did break away from much larger ones and formed their own “townships,” boroughs, and villages. I’d also say they don’t take mass transit to Newark because there’s simply nothing else (besides the arena at this point) that would bring people in to the city for the purpose of mass transit use.
