The home needs to be inspected by an independent/licensed inspector or tradesman. When I flipped a home, BGE wanted a licensed electrician to sign off on the work and provide their license number and any permits pulled. Then, BGE will come out and check the work. The work needs to be inspected by BGE before they will let the juice flow.

It comes down to how much someone cares about their neighbors and the city. I get that people care about Baltimore and that it is Charm City for a reason. However, the general "I am Baltimore" identity does not permeate the populous.

I like Baltimore, but I have my gripes. I come from Pittsburgh. Yinzers love their city. It's ride or die in that city.

I just wish Baltimore's citizens could trust each other a bit more. It would really help camaraderie. Baltimore has a lot of potential but it's gonna be tough to get people to care about each other.

I lived in the Ralston neighborhood (behind Mr. Chans) until this year. That place was my go-to but the place went way downhill during the pandemic. Their kid (like seven years old) was taking orders and processing payments. My orders started having errors, my credit card was double-charged, and my credit card was charged for the wrong order.

The food became oily and lacked the flavor I used to enjoy. I ended up going to Jumbo Seafood because the food is just better, albeit a bit higher in price.

I play pretty competitive ice hockey and it's held up well! The big thing is to really give a solid effort in PT. Three days a week minimum are truly needed. My surgery was three years ago. Expect a year's recovery to get back to 80%.

The whole Centers for Advanced Orthopedics is pretty good and VERY good for rehab. Dr. Zooker did my surgery. While he did a great job with my surgery, he's not good with follow-up visits. He was late (on average) to the appointments by 45 minutes. I had one shoulder done and need the other one done and I will go back to them.

EDIT: This would be in the Pikesville/Owings Mills area.

I highly recommend that you shop around. I closed using a small-ish bank from Michigan. I found them via the bankrate.com mortgage rate search. When I told other banks I was getting 3.99% at the time with no points, no one believed me. Shop. Shop. Shop.
