Everything is relative depending on what you are use to. It could all be a bad fit for you, or all be fine. I would say anything west of Mt Prospect and south of 4th St is fine. Some is not aesthetically pleasing. Have some common sense.

I walk and drive them daily. I see luxury apartments being built, corporations moving in, parks being built, as well as restaurants opening up.
Like any city, it has its good and bad parts. That’s my anecdotal evidence, check the statistics for the entire picture…. Or selectively read headlines and generalize an entire city based on an article.

That’s only if you go by data and statistics.
Anecdotally, you can paint whatever picture you like depending on the headline you choose to read.

It’s $152 for a monthly pass and 20 minutes from midtown. It’s probably quicker to midtown than part of JC by path (and more comfortable a ride).
You also have phenomenal access to EWR, Amtrack and getting anywhere in NJ (compared to getting out of the JC area).
To your point, having hundred of apartments for lease at once, they may not all rent out right away and have to drop the price, but from what I hear all these new luxury rentals lease out without much of a problem, hoping this one will be no different.
