Old Saybrook checks all your boxes except access to all the stores. Just a Walmart and a couple of grocery stores, but plenty of restaurants. You can buy a house with 1-2 acres, as long as you don't mind not being by the water. Train to NH/NYC.

Cancel your registration. Towns get their information from DMV. Maybe wouldn't hurt to notify your town's assessor also

Consider the Shoreline - Guilford to Old Saybrook. There are trains to NH and the towns are pretty nice. Dont know your budget though.

I am pretty old and I dont think I have ever seen -23 in New England personally, and that includes several years in Maine. Did experience -34 in St Paul though.
