Don’t beat yourself up too much. You learned something about budgeting that will serve you well in life and we’re not talking about ruinous amounts of money here. Sell what you can now and regroup. Being down $3K will feel better than being down $6K.

Might try The Foundry in Kendall Sq. It has a metalworking shop. (I can’t speak to whether it has a lathe.) Alternatively, if you have an electric drill that you can strap to a work surface, stick the bolt in the chuck and turn the head down with a metal file.

Believe it or not, Target sells pretty good quality towels. I wouldn’t consider them extra fancy or high-end, but I have some that have held up suprisingly well.

Agreed. I should have mentioned that looking into permitting is important. If the existing shed is grandfathered in, some jurisdictions will allow you to replace with the same dimensions with prior approval.

Look for 18/8 stainless steel. It’s a good balance between price and durability/corrosion resistance.

You can appeal for a closer location if you can demonstrate a transportation hardship - like no access to a car and public transit won't get you there by the appointed time.

You can try shoe goop for the places where the rubber has worn away. These might not be salvageable though. Rubber does eventually wear out.

As an investment, real estate is entirely dependent on local conditions. If your area is booming, how sustainable is that growth? Is it tied to a specific industry? Also, do you want to stay in this community for the long term?
